Lot Clearing in Montgomery County, TX: Texas Land Clearing Service for Build-Ready Lots in Conroe, Magnolia and The Woodlands

Montgomery County was the only county around Houston where permits held flat in 2025, 11,597 single-family starts by the Census Building Permits Survey. Most of those lots were loblolly pine and yaupon on sandy loam before we got there to clear them. A skid steer forestry mulcher runs $3,000 a day with transport, and a wooded acre with the pines kept is two days to clear. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

Residential Land Clearing for Property Owners Building in Conroe, Magnolia and The Woodlands

A residential lot north of The Woodlands runs one to five acres, and new construction owners usually want to keep the big pines. That changes how we clear. Yaupon lots overgrow in three summers on sand. A dozer takes everything. A mulcher lets us clear the yaupon and sweetgum between trunks and leave a 14-inch loblolly standing two feet from the head, with the mulch spread under it. On our jobs in Magnolia we see builders ask for a 60-foot clear ring around the house pad and selective clearing on the rest. The Conroe sketch is the pattern: one wooded acre, loblolly understory cleared, 14 pines kept, pad roughed in, two days, $6,800. Texas land clearing on sand is quicker than on clay because the equipment never bogs, so you get the extra day back. Property owners and builders get the same rate. Tell Janine the pour date and we clear to it.

What We Clear, Grind and Grub Before the Pad Goes In: Expert Land Clearing on Pine Lots

Clearing a pine tract means trees and brush down, stumps out, and the pad roughed in. Brush and trees under 8 inches get mulched standing. Pines over that come down with the saw and either go through the big mulcher at $4,000 a day plus transport or get hauled at $600 to $1,200 a load. Tree removal on sand is clean work. Stump removal is not. A pine stump has a taproot, so on the pad we grub it with the excavator rather than grind it, because a ground stump rots and the slab settles over the hole. Site preparation stops where the dirt contractor starts. We rough in the pad and the drive and leave the grading to him. I don't pour concrete, set septic or demolish houses. I know people who do.

Turner Land & Pine provides professional land clearing services for residential and commercial projects, and the professional equipment is the same for both. Expert land clearing in Texas is knowing which pine will fall on the house in the next storm. We equip every crew with a saw, a mulching head and a grapple. Unwanted vegetation along the drive goes the same day. Clear the ring or clear the whole place, your call.

Low Lots, Fill and Drainage: Forestry Mulching and Clearing Equipment in Montgomery County

Turner Land and Pine low lots, fill & drainage in montgomery county in the Houston area
A photo of the wettest spot will save both of us a bad estimate.

Sandy loam drains in a day where gumbo clay takes a week, but the clay is still under it, 18 to 30 inches down. Clear the sand bare and the first storm cuts a ditch straight to that clay layer. Pine mulch is the fix. Forestry mulching leaves two inches of chips that hold the soil against erosion through the first storms while the pad sets up. Clearing equipment matters less here than on clay. Forestry mulchers float on sand and so do dozers, so the choice is about what you want left standing, not what will sink. Lots near Lake Conroe and the San Jacinto bottoms are the exception. Terrain rolls a little in this part of Texas, so a clear pad on the high side of your place drains itself and a pad on the low side needs 100 to 200 yards of fill.

Accessibility is rarely the problem. Most lots have a culvert and a gravel drive already. A dry, usable pad on sand is a week faster than the same pad on clay, and the mulch does the job responsibly without a silt fence.

PRICING / LOCAL WORK

Texas Land Clearing Costs in Montgomery County: Cost by Size and Timber, Free Estimate

Numbers first. The lot decides the final price.

Land clearing costs on a pine tract start at the $1,200 to $1,500 minimum and run $3,000 a day with the skid steer. Costs vary with vegetation density and with how many pines you keep. Light brush under pine runs $1,500 to $2,000 per acre. Medium yaupon and sweetgum runs $2,500 to $3,500 per acre. A clear-cut with haul-off starts at $4,000. Forestry mulching alone runs $1,000 to $2,500. The Magnolia sketch: three acres, clear the brush, keep the oaks, see the pond from the porch. Two days, big mulcher, $8,400 with transport. Keeping trees adds cost, because the machine works slower around a trunk. The quote is the invoice, and the sketch and the invoice are on the page. That is transparent pricing. Call (713) 587-6978 or send three photos and the address. A free on-site estimate anywhere in Greater Houston gets you a firm number, and the cost is on paper before the trailer rolls.

Pine Timber Tracts: Clear Land, Mulch It or Sell the Timber First

Turner Land and Pine pine timber tracts: clear, mulch or sell the timber in the Houston area
Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

A pine tract of 2 to 20 acres in Willis or Splendora is sometimes worth more standing than cleared. If the loblolly is 30 years old and 14 inches or better, a logger will pay for it and leave you the stumps and the yaupon. We clear what the logger leaves. Below that size nobody buys it, and mulching is cheaper than hauling. Lots outside the floodplain require permits for nothing. You clear land you own in Texas unless it sits in the FEMA floodplain along the San Jacinto, where the county wants a development permit before dirt moves. Local regulations inside Conroe and The Woodlands cover tree preservation on commercial development, not on a private build. TCEQ outdoor burning rules allow pile burning out here when no county burn ban is posted, but pine smoke carries and the neighbor calls it pollution. Forestry mulching eliminates the need to burn. The county calls that sustainability. I call it mulch on the ground. Janine checks the permit requirements on every address, and the frequently asked questions on timber and permits sit on the main Texas land clearing page.

Land Clearing Services Throughout Montgomery County, North of Houston: Our Land Clearing Contractors and Land Management

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

We clear land in Conroe, Magnolia, The Woodlands, Willis, Montgomery, New Caney and Splendora. Conroe alone pulled 1,839 permits in 2025 and Magnolia 275. East of I-45 toward New Caney the sand gives way to tallow bottoms and the clay comes back. We cleared a fence line in Hockley last spring, 2,400 feet of yaupon and post oak sprouts, one day, $3,000, and the same job runs the same here. After a storm we clear the pine tops and debris the same way, mulched on site, and I quote it the same as a build. We don't drive to Dallas. Houston and the seven counties around it are the service area, year-round, sand permitting. The service is the same whether you clear one tract or forty.

Land management on acreage, multi-acre barndominium sites, property development and large commercial or large-scale clearing run through the same land clearing service, the same mulching services and the same fully insured crew. Land clearing contractors who specialize in keeping trees are scarce in Texas. We are a family-owned outfit that leaves the pines, and property value stays in the trees.

Send Three Photos and Your Land Clearing Project Starts With a Sketch

Call (713) 587-6978 or send three photos and the address. Janine will have a number back to you by tomorrow, and the on-site estimate is free inside Greater Houston. Tell her how many pines you want kept, the pour date and what else your land clearing needs. Every land clearing project gets a sketch first, because I would rather be knowledgeable about your overgrowth than surprised by it. We clear efficiently when the sketch is done, and the equipment leaves the Hockley yard when you say go. Nobody here needs a comprehensive land plan, just the pines marked and the yaupon gone. The place doesn't transform. It gets cleared and the pines get room. Pine doesn't fight you. Yaupon does, and it brings friends. I don't say top-notch. I show you the sketch and the invoice.

FAQ / STRAIGHT ANSWERS

Plain answers.

If your question is about wet ground, Janine will ask me.

How much does it cost to clear land in Texas?

Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.

How long does a half-acre take?

Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.

Do I need a permit to clear my lot?

It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.

What happens to the brush?

Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.

Who answers the request?

Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
