Professional Land Clearing in Liberty County, TX: Dayton, Cleveland and Liberty Tracts, Pads and Pond Sites

I was born in Dayton, so I will give you the Liberty County news first: your tract is wet half the year. The Trinity bottoms grow the densest timber and the cheapest acreage in the Houston area, loblolly pine on the ridges and tallow and privet where the river reaches. We clear it in the dry months and schedule around the wet ones. I've cleared tracts from Plum Grove to Ames since 2018. The big mulcher runs $4,000 a day plus transport. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

THE WORK / FIELD SERVICES

Professional Land Clearing Services in Liberty County, TX: Residential Land Clearing, Pasture, Site Prep and Dirt Work Services

Services planned around Liberty County soil, brush, and access.

Big tracts and old pasture are the work in Liberty County. A land clearing service removes what the river and twenty idle years grew back, and here that is tallow, privet and pine saplings as thick as a man's leg. Our crews run five kinds of land clearing projects in Dayton, TX and the surrounding areas:

  • Forestry mulching and brush clearing for pasture reclamation, 4 to 8 acres a day on the big machine.
  • Lot clearing and site clearing for homes and barndominiums off Highway 321 and FM 1960.
  • Tree clearing and tree removal, with sawlog pine sold off first when it carries value.
  • Stump grinding, $150 to $400 per stump; tallow stumps grind soft but resprout unless we go 6 inches below grade.
  • Dirt work services: grading, pad prep, excavation for a pond.

Residential and commercial land clearing both start with a pencil sketch and end with an invoice, both on the page. I do not pour concrete, install septic or demolish houses. I know people who do.

Lot Clearing and Acreage Clearing for New Homes in Dayton, Cleveland and Liberty

Turner Land and Pine lot & acreage clearing for new homes in dayton, cleveland, liberty in the

Liberty County pulled 1,010 single-family permits in 2025 by the Census Building Permits Survey, 119 of them in Dayton, and most of the rest on 1 to 10 acre tracts around Cleveland and Plum Grove where the Grand Parkway opened the county. That is residential land clearing with timber on it: an acre here carries more wood than three acres in Katy. Small residential lots in the older parts of Liberty and Hardin get the skid steer; the acreage gets the big mulcher. On a pine ridge we rough the pad; in the bottoms we do not, because a pad below base flood elevation is a pad you build twice. Commercial land clearing along Highway 90 and FM 1409 runs by the acre with haul-off per load. On our jobs in Dayton the owner sees the back fence about an hour before dark on day two.

Forestry Mulching Services and Brush Clearing in Liberty County: Pine Understory to Mulch

Turner Land and Pine forestry mulching & brush clearing in liberty county in the Houston area

Forestry mulching is the only way to clear a Trinity bottom without a dozer sinking to the belly pan. The skid steer on wide tracks puts down 4 pounds per square inch; a dozer puts down 8 and goes under on wet clay. The head grinds trees and brush into a mulch layer that holds the bottomland soil through the next high water. No burn piles, so TCEQ outdoor burning rules and the Liberty County burn ban stay out of it. Our mulching services cover underbrushing pine stands so the grass comes back, clearing brush off a fence row on a 5 to 20 acre pasture, and cutting a corridor through privet for a drive. Undergrowth under loblolly comes out at 4 to 8 acres a day; tallow and privet in the bottoms run slower and add a day. A rancher can reclaim overgrown land at $1,000 to $2,500 an acre and never light a match.

Land Clearing Cost in Liberty County, Priced Off the Same Sheet as Conroe and Montgomery County

Numbers first. The lot decides the final price.

Clearing land in Liberty County runs $1,500 to $2,000 an acre for light brush and old pasture, $2,500 to $3,500 for tallow and privet thickets and pine saplings, and $4,000 and up for dense bottomland timber with haul-off. Site conditions here are the calendar: the same tract is one price in May and a day longer in March.

  • Skid steer mulcher: $3,000 a day, transport included, anything under 8 inches.
  • Big mulcher: $4,000 a day plus transport, 11 feet wide, 4 to 8 acres a day.
  • Stump grinding: $150 to $400 per stump by diameter.
  • Haul-off: $600 to $1,200 a load.
  • Minimum trip: $1,200 to $1,500, one machine, one short day.

The Dayton job in my Field Sketches was ten acres of pasture reclamation, bottomland tallow and privet, wet in March and dry in May: four days on the big mulcher, $17,500 plus transport, and I sketched it twice; the first visit was underwater. Wet ground adds a day; tallow thickets add a day. Call (713) 587-6978 with the address and the month you want it done, and I will tell you if the month is wrong.

LOCAL KNOW-HOW / NOT A TEMPLATE

Expert Land Clearing in Liberty County Terrain: Trinity Bottoms, Sand Ridges, Pine and Tallow

Liberty County has its own mix of loblolly pine, bottomland hardwood, chinese tallow along the trinity. We walk the plan through access, soil, and drainage. If a mapped floodplain or waterway is involved, we check the required approvals before dirt moves.

Two kinds of ground in Liberty County and they are twenty feet apart in elevation. The ridges are sandy loam under loblolly pine with a yaupon understory; the Trinity bottoms are gray clay under water oak, sweetgum, hackberry and Chinese tallow. Pine and hardwood both stand here, which is why this is the densest timber in seven counties in Texas. Tallow roots run 3 feet into the clay and resprout from every cut, so we grind it to the dirt and tell you to mow. Bottomland pasture will overgrow in two seasons once the cattle leave. Removing vegetation off the clay without leaving the mulch invites erosion when the river comes up, so we leave the layer. Where the pine stops and the tallow starts, that is where the water has been. We remove unwanted vegetation and keep the oaks on the ridge. Mark your woodland keepers with tape before we come.

Trinity River Floodplain and Wet-Season Scheduling for Property Owners

Turner Land and Pine trinity river floodplain & wet-season scheduling in the Houston area
Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

Most of eastern Liberty County sits in the FEMA mapped floodplain of the Trinity, and inside it the county's development permit comes before dirt moves, not after. Clearing brush with a mulcher and leaving the mulch in place does not change grade, so property owners usually clear first and permit the pad later. A pond or a filled pad inside the floodplain is a different matter and needs the county engineer's sign-off. Agricultural land clearing on the ridges outside the floodplain needs no permit. The real rule here is the calendar: the Trinity bottoms stay wet from November into April, the mulchers float on the clay but the dozers and dump trucks do not, so grading and haul-off wait for May. Commercial development along the Grand Parkway and property development in the new master-planned communities near Plum Grove follow the same drainage review as Harris County next door. The Trinity decides the schedule. I just write it down. Tell me the month you want and I will tell you the month you will get.

THE MAP / HOUSTON AREA

Land Clearing Service Area: Areas We Serve in Liberty County

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

Dayton, Cleveland, Liberty, Plum Grove, Hardin and Ames, plus the county roads off Highway 90, Highway 146 and FM 1960 east of the San Jacinto. The yard is in Hockley, so transport to Dayton is about an hour and a quarter on FM 1960. The same crews work west across the San Jacinto, where land clearing in Montgomery County's loblolly sand is the same pine you have on the Cleveland ridges; across Montgomery County the per-acre numbers match this page. Conroe and Magnolia, near Lake Conroe, sit between Dayton and the yard. North Houston and Crosby sit between too. Our service area is seven counties and this is the one I grew up in, which is why professional land clearing services here get scheduled first in May.

FAQ / STRAIGHT ANSWERS

Liberty County Land Clearing Questions: Land Clearing Projects, Commercial Land Clearing and Cleanup

If your question is about wet ground, Janine will ask me.

How much does land clearing cost per acre in Liberty County?

$1,500 to $2,000 an acre for light brush and old pasture, $2,500 to $3,500 for tallow and privet thickets, $4,000 and up for bottomland timber with haul-off. On residential jobs under two acres the day rate governs. Ten acres of pasture reclamation ran $17,500 plus transport over four days on the big mulcher.

Who do I call to clear a wooded tract near Cleveland or Dayton?

A land clearing service with a forestry head and a float trailer, not a dozer man, if the tract is low. Expert land clearing in the bottoms is equipment and expertise together: the equipment to handle 8-inch tallow safely and efficiently, and a foreman who checks the river gauge before he books you. A homeowner on two acres is one day in dry weather.

Do I need a permit to clear land in Liberty County?

Not for brush on your own land outside the FEMA mapped floodplain. Inside it, clearing with a mulcher that leaves the mulch in place does not change grade, but a pad, fill or a pond needs the county's development permit before dirt moves. Burning follows TCEQ rules and the county burn ban; mulching skips both.

Can you do selective clearing and keep my pines?

Yes. Selective clearing under loblolly is most of our ridge work: yaupon and sweetgum out, pines over 8 inches kept. The head runs at half drum speed near the trunks so the teeth do not bark them, and the trees and branches we drop become the mulch under the stand. Tape the keepers and the crew clears to the tape.

How long does site prep take, and how do I get a number?

One day of clearing for a house pad on a ridge acre, one more for site preparation and cleanup if you want the pad roughed. In the bottoms, add a day for wet ground and wait for May for any grading. Call (713) 587-6978 or send three photos and the address, and the number is back by tomorrow. Our experience and equipment are the same on every job; the river decides the days.
