Lot Clearing in Liberty County, TX: Texas Land Clearing Service for Build-Ready Lots in Dayton, Cleveland and Liberty
I was born in Dayton, and Liberty County has the cheapest acreage and the thickest timber of the seven counties we clear. The county pulled 1,010 single-family permits in 2025 by the Census Building Permits Survey, down 23 percent, and most of those lots were loblolly pine and tallow before we got there to clear them. The trees are not the problem. The calendar is, and so is the equipment you bring. Low tracts along the Trinity stay wet from November to March, and a skid steer forestry mulcher at $3,000 a day only runs when it can float. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.
COUNTY FIELD GUIDE
Residential Land Clearing for New Home Lots in Dayton, Cleveland and Liberty
A residential lot in Liberty County runs one to five acres, and new construction is split between Plum Grove subdivisions off FM 1010 and acreage outside Dayton and Cleveland. Dayton pulled 119 permits in 2025, and every one of them needed a clear pad on wet Texas ground. The brush is loblolly pine with yaupon under it on the sand, and tallow with privet in the bottoms. Tallow lots overgrow in two summers down here. On our jobs in Cleveland we see 60-foot pine with a 10-foot yaupon wall underneath, so we clear the yaupon, keep the pines you point at, and grub the pad. Texas land clearing in a pine bottom is two machines: the skid steer for the understory and the saw for anything over 8 inches. Property owners and builders get the same rate. Tell Janine the pour date and we clear backwards from it, with a wet week built in.
Before the Pad Goes In: What Our Land Clearing Contractors Clear, Grind and Grub on Pine Lots

Clearing a build site here means trees and brush down, stumps out, and the pad roughed in. Brush and trees under 8 inches get mulched standing. Pine over that comes down with the saw and goes through the big mulcher at $4,000 a day plus transport, or gets hauled at $600 to $1,200 a load if you want the mulch gone. Tree removal of a leaning water oak is a half day. Stump removal is grubbing with the excavator on the pad, because a taproot stump ground flush still rots and the slab settles. Site preparation stops where the dirt contractor starts. We rough in the house pad and the drive and leave the grading to him. I don't pour concrete, set septic or demolish houses. I know people who do.
Turner Land & Pine provides professional land clearing services for residential and commercial projects, and the professional equipment is the same for both. Expert land clearing in Texas is knowing which pine the next storm takes. We equip every crew with a saw, a mulching head and a grapple. Unwanted vegetation along the drive goes the same day. Clear to the fence or clear the pad, your call, and the equipment stays on your place until it is done.
Low Lots, Fill and Drainage: Forestry Mulching and Clearing Equipment on Liberty County Clay

Most lots we clear near the Trinity sit in or beside the FEMA floodplain, and the pad has to come up to base flood elevation plus a foot. That is 300 to 600 yards of fill on a low acre, the biggest cost after the clearing itself, and the fill cannot go in until the ground is dry enough to carry a truck. Bottomland clay holds water because the river feeds it from below, so a dry week in January means nothing. Mulch left on the soil holds it against erosion while you wait on the fill, which is why I run forestry mulching instead of a dozer in the bottoms. Clearing equipment is the whole question here. Forestry mulchers on a skid steer float where a dozer sinks to the belly pan. Up on the sand near Cleveland the terrain drains itself and the mulch lays thin.
Accessibility is the second question. A fill truck needs a 12-foot gate and firm ground, or the dirt gets pushed from the county road. A dry, usable pad in the bottoms is a May job, not a February job, and the mulch does its work responsibly while you wait.
Texas Land Clearing Costs in Liberty County: Cost by Size and Timber, Free Estimate
Numbers first. The lot decides the final price.
Land clearing costs on a build site start at the $1,200 to $1,500 minimum and run $3,000 a day with the skid steer. Costs vary with vegetation density more than with acreage. Light brush under pine runs $1,500 to $2,000 per acre. Medium yaupon and tallow runs $2,500 to $3,500 per acre. Dense timber or a clear-cut with haul-off starts at $4,000. Forestry mulching alone runs $1,000 to $2,500. The Dayton sketch: ten acres, pasture reclamation, bottomland tallow and privet, wet in March, dry in May. Four days, big mulcher, $17,500 plus transport. Wet ground adds a day. Tallow thickets add a day. The quote is the invoice, and the sketch and the invoice are on the page. That is transparent pricing. Call (713) 587-6978 or send three photos and the address. A free on-site estimate anywhere in Greater Houston gets you a firm number, and the cost is on paper before the trailer rolls.

Trinity River Floodplain and Wet-Season Scheduling Before Property Owners Clear Land

The Trinity River floodplain covers more of Liberty County than any other rule, and FEMA draws the line, not the county. Inside it the county wants a development permit before dirt moves, and the pad elevation comes off the flood map. Lots outside it require permits for nothing when you clear land you own in Texas, and there is no tree ordinance on a private build here, only on commercial development inside Dayton and Liberty city limits. TCEQ outdoor burning rules allow pile burning in the county when no burn ban is posted, and the ban is posted most of late summer. Forestry mulching eliminates the need to burn, and in a pine bottom I would not burn anyway. No smoke, no pollution complaint, no spark in the needles. The county calls that sustainability. I call it mulch on the ground, two inches thick. We cleared the Dayton tract in May because March put the machine in the mud, and I will tell you the same about your place. Janine checks the local regulations and permit requirements on every address, and the frequently asked questions on the floodplain sit on the main Texas land clearing page.
Land Clearing Services Throughout Liberty County, East of Houston, Including Land Management on Big Tracts
Our equipment yard is in Hockley. Send the address and Janine will confirm the route.
We clear land in Dayton, Cleveland, Liberty, Plum Grove, Hardin and Ames. Cleveland and Plum Grove sit on sand along Highway 59 and clear in any month, clear and quick. Dayton, Liberty and Ames run down to the Trinity bottoms, where tallow and clay add a day and the wet season adds a month. After a storm we clear downed pine and debris the same way, mulched on site, and I quote it the same as a build. We don't drive to Dallas. Houston and the seven counties around it are the service area, year-round where the ground allows. The service is the same whether you clear one tract or forty.
Land management on acreage, multi-acre pasture reclamation, property development and large commercial or large-scale clearing run through the same land clearing service, the same mulching services and the same fully insured crew. Land clearing contractors who specialize in bottomland are few in Texas, because the mud eats dozers. We are a family-owned outfit that grew up in it. Property value out here follows the pad elevation, and the pad follows the clearing.
Expert Land Clearing Starts With Three Photos of Your Land Clearing Project
Call (713) 587-6978 or send three photos and the address. Janine will have a number back to you by tomorrow, and the on-site estimate is free inside Greater Houston. Tell her how low your place sits, the pour date and what else your land clearing needs. Every land clearing project gets a sketch first, because I would rather be knowledgeable about your overgrowth than surprised by it. We clear efficiently when the sketch is done and the ground is dry, and we clear nothing you want kept. I have never sold a comprehensive land program to anyone in Dayton, and I won't start with you. The bottom doesn't transform. It gets cleared when it dries. Liberty County has two seasons: wet, and about to be. I don't say top-notch. I show you the sketch and the invoice.

Plain answers.
If your question is about wet ground, Janine will ask me.
How much does it cost to clear land in Texas?
Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.
How long does a half-acre take?
Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.
Do I need a permit to clear my lot?
It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.
What happens to the brush?
Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.
Who answers the request?
Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
