Half-acre brush lot
Price and invoice pending verification. A slot for a photo, sketch, and final ticket.
PRICE PENDINGClearing land around Houston costs $1,500 to $2,000 an acre for light brush, $2,500 to $3,500 for yaupon and tallow, and $4,000 and up for timber with haul-off. Mulching is cheaper: $3,000 a day for a skid steer mulcher, transport included. This price guide is built from invoices I wrote, not from a national average, and the numbers are clear enough to check. Call (713) 587-6978 or send three photos of your place. Janine will have a number back to you by tomorrow.
CLEAR NUMBERS
A starting point, not a bid. Wet ground, haul-off, travel for the larger machine, permits, and access can move the price. I look at the photos before giving you a number.
The calculator takes three inputs and multiplies. First, acres. Second, vegetation: light brush, medium brush with yaupon, tallow and small pine, or dense timber. Third, the method of clearing: mulching, which grinds everything in place, or a full clear to dirt with roots out and debris hauled off. Each pairing has a price range built from eight years of invoices, and the calculator shows the low and high ends. Worked example: 2 acres of medium yaupon and tallow. Mulching runs $1,000 to $2,500 an acre, so $2,000 to $5,000; one day with the big mulcher at $4,000 plus transport lands right in that range. Full clearing with haul-off runs $2,500 to $3,500 an acre, so $5,000 to $7,000, before the haul-off loads at $600 to $1,200 each. The calculator doesn't know if your ground is wet or your lot is in the floodplain. I do, once I see the photos. Run your numbers, then send the photos to check them.
About one machine day
This interactive range is a design demonstration using the supplied planning rates. It is not a live or guaranteed price.
I give you a range before we move the machine. The address and photos narrow it.
The average cost to clear land in Houston is about $3,000 an acre once you blend light brush, thickets and timber. An acre of land in light brush costs $1,500 to $2,000 to clear to dirt. Medium brush, which around here means yaupon, tallow thickets and small pine, is $2,500 to $3,500 per acre depending on how thick the tallow has gotten. Dense timber or a clear-cut with haul-off is $4,000 and up. The reason the cost of land clearing is higher south of FM 1960 than north of it is gumbo clay. On our jobs in Harris County we lose about one day in five to wet ground from November to March. Write the vegetation class down before you ask for a price to clear; it moves the number more than acreage does.
| WORK / UNIT | PRICE RANGE | WHAT CHANGES IT |
|---|---|---|
| Light brush | $1,500–$2,000 / acre | Sparse growth and easy access. |
| Mixed brush | $2,500–$3,500 / acre | Small trees, thicker growth. |
| Dense timber | $4,000+ / acre | Large or crowded trees; site visit advised. |

Half an acre of tallow and yaupon is one day and one machine: $3,000 with the small mulcher, and a half acre of light brush costs the same because the day rate is the floor. Clearing one acre of the same brush is also one day, $3,000, if the stems stay under 8 inches; a single acre of thicker tallow is a day with the big mulcher at $4,000 plus transport. 2 acres is where the big machine starts to win: one day at $4,000 plus transport against two days of the small machine at $6,000. People ask how long 5 acres takes. Mulched with the big machine, two days, about $8,000 plus transport. Cleared to dirt with haul-off, four days and $12,500 to $17,500. A full acre of dense pine clear-cut runs $4,000 and up with the logs hauled. Time and cost drop together as acres rise, because transport is paid once and the machine never idles. Count your acres off the plat and send the figure with your photos.
| WORK / UNIT | PRICE RANGE | WHAT CHANGES IT |

Two machines, two day rates, and they're a fixed cost whether the lot fights back or not. The skid steer mulcher is $3,000 a day, transport included, and eats anything under 8 inches. The dedicated high-horsepower mulcher is $4,000 a day plus transport, cuts an 11-foot swath, and eats anything. The small machine runs carbide teeth on a 72-inch drum and has to nibble a 10-inch tallow from the side; the big one has a drum that drops a 20-inch trunk and chews it flat in one pass. Minimum trip charge is $1,200 to $1,500 for one machine on a short day. Total project cost on most lots is one or two day rates plus transport, nothing else. Our crews are insured. Call (713) 587-6978 if you want to know which machine your lot gets, and I'll tell you from the photos.

We don't price by the hour, and I'd be careful with anyone who does on a lot you can walk across in two minutes. A day is 8 to 9 hours of machine time, so the cost per hour on the small machine works out to about $350, and about $470 on the big mulcher before transport. Hourly pricing rewards a slow operator; a day rate rewards a fast one, and I've run the machine myself since 2018. Per acre pricing fits big land clearing projects where the brush is even and the acres are honest. For a residential lot under two acres, the day rate is the real price and the per-acre figure is arithmetic. Hourly dozer quotes look cheap until the haul-off trucks show up at $600 to $1,200 a load. Ask any land clearing contractor for the all-in number to clear your lot, in writing, before you compare rates.

Forestry mulching cost per acre runs $1,000 to $2,500; dozer clearing runs $1,500 to $4,000 and up per acre plus haul-off; excavation cost for grubbing roots with an excavator sits at the top of that range and adds a day. The three clearing methods leave three different lots. Mulching grinds trees and brush into a 2 to 4 inch layer of mulch and leaves the roots, so the ground stays put through the first storm. Traditional clearing with a dozer pushes everything into piles, and then you pay to burn under TCEQ outdoor burning rules, which is not allowed at all inside Houston city limits, or you pay $600 to $1,200 a load to haul. An excavator with a root rake pulls stumps and roots for a slab, and turns the lot to mud if it rains that week. Pick the method by what goes on the lot next, not by the lowest line on the quote.

Light brush clearing costs $1,500 to $2,000 an acre to dirt, or about $1,000 mulched. Brush and small trees under 8 inches are small machine work at $3,000 a day. Wooded land in yaupon, tallow thickets and small pine costs $2,500 to $3,500 an acre, and heavily wooded lots in mature loblolly or water oak run $4,000 and up with the logs hauled or sold. Brush clearing cost depends on the plant, not the height. Yaupon mulches like butter. Tallow has a root crown 6 inches down and a wood so wet the chips weigh double, so a tallow thicket adds a day. Cedar is a Hill Country price problem; we see it only as salt cedar near Galveston Bay. Clearing brush on sand north of FM 1960 goes faster than on clay, because the tracks don't slip. Vegetation is the one cost factor you can check yourself: walk the lot, count the stems thicker than your thigh, and send me that number with the photos.

Lot clearing for a new build costs $3,000 for a half acre of tallow and yaupon, and about twice that for a wooded acre in pine with the house pad roughed in. The Census Building Permits Survey counted 16,940 single-family permits in Harris County in 2025 and 11,597 in Montgomery. A residential lot has three jobs inside it: clear the slab area to dirt, clear the drive to the road, and flag the trees that stay. A heavily wooded lot in Conroe last spring took two days: loblolly understory cleared, 14 pines kept, pad roughed in, $6,800. Builders ask for the pad 18 inches above the road crown so the slab stays above the base flood elevation on the FEMA map, and that dirt is part of the price. We don't pour the slab or set the septic; I know people who do. Send the plat with your photos so I can see the setbacks.

Three jobs from the sketchbook, invoice totals as written, with the sketch and the invoice on the page for each.
Look at the per-acre math. The Katy lot works out to $6,000 an acre because the day rate is the floor. Magnolia is $2,800 an acre. Dayton is $1,750 an acre before transport. Same machines, same operator, and the price per acre to clear fell by two thirds as the acres rose. The Dayton job also shows the wet-ground rule: in March the Trinity River bottom was mud to the axle, and I told the landowner to wait, so we cleared in May on hard ground. Pick the land clearing project closest to yours and you have your estimate before you call.

Wet ground adds a day. A tallow thicket adds a day. Both go on the quote before we start, never after. Gumbo clay south of FM 1960 swells shut when it rains, so water sits on top for three or four days, and from November to March the ground rarely dries between fronts. A mulcher on wide tracks floats on it; a dozer sinks to the belly pan and cuts ruts you'll fight for a year. Tallow is the other tax. The reason tallow costs more is physical: stems lean on each other in a thicket, so the drum has to make two passes, and the wood is so wet the mulch clogs the head. After Harvey we cleared storm debris full of tallow for a year, and I learned to price it by the day, not the acre. Send photos in any season and I'll tell you whether to wait or clear now.
Five things affect land clearing prices beyond acres and brush, and haul-off is the biggest at $600 to $1,200 a load. Slope barely matters here; Houston is flat. Access matters a lot. If the float can't back in off the road, we walk the machine in, and a half mile of walking is an hour each way. Stump removal is its own line: $150 to $400 per stump by diameter when you want them ground below grade, or a day rate on lots with dozens. Mulching leaves stumps flush; a slab or a septic field needs them out, and that means an excavator and another day. Inside the mapped floodplain, Harris County Engineering issues a development permit before dirt moves, and Harris County Flood Control District reviews drainage; outside it, clearing your own land usually needs nothing. Land clearing tasks in Brazoria and Galveston near the marsh may need a USACE wetland delineation first. Tell me about access and stumps in your first message and the quote won't change later.
Sometimes, and yes, in that order, and I'm an operator, not a CPA. Clearing agricultural land you farm or graze is generally a farm expense; clearing a lot for your own house generally gets added to the basis of the home and is not deducted that year. Ask your accountant with the invoice in hand. On value, a cleared, dry lot with the trees flagged sells faster than a thicket, because a buyer can see the pad and a lender can see the floodplain line. A land clearing investment of $3,000 on a half acre of tallow is the cheapest thing that ever happens to that lot. Anyone considering land clearing before a sale should clear the frontage first, because that's what the photos show. Clearing raw land costs less than carrying it unsold for a year. Pull your closing date and work back from it.
Call (713) 587-6978 or send three photos of your place and the address. Janine will have a number back to you by tomorrow. Then I walk the lot, free inside Greater Houston, draw the sketch and set the date. Land clearing services in Houston shouldn't need a frequently asked questions page to explain a price. A professional land clearing company puts the number on the page, and this land clearing service does. The land owner who sends photos tonight has a clearing job priced by tomorrow.
If your question is about wet ground, Janine will ask me.
Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.
Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.
It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.
Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.
