Land Clearing in Alvin, TX: Lot, Brush and Forestry Mulching Services
Alvin, TX is flat prairie on gumbo clay, and the tallow knows it. A 77511 lot left alone for five years is a tallow grove with willow in the wet corner. Turner Land & Pine runs land clearing services across the greater Houston metro, and the Highway 35 side of Brazoria County is on the sheet. Skid steer mulcher, $3,000 a day, transport included. Half an acre of tallow and yaupon is one day. Call (713) 587-6978 or send three photos of your place. Janine will have a number back to you by tomorrow.

Land Clearing Services in Alvin
Seven kinds of ground work. One number to start with.
This town has clearing outfits of its own, so compare the day rate before you compare anything else. Ours is $3,000 for the skid steer mulcher with transport, $4,000 plus transport for the big one. The Census Building Permits Survey counted 285 single-family permits in Alvin for 2025, most of them on acreage lots off FM 528 and Highway 6 rather than in subdivisions, which makes land clearing projects here bigger than a city lot and wetter than a west side lot. Residential land clearing provides land clearing crews a long season on the prairie, because there is no shade and the clay cracks open by July.
The list: lot clearing and brush removal, tree removal of leaning willow and hackberry, stump grinding, pasture mulching, storm cleanup after a Gulf blow, and rough grading for a pad. Commercial land clearing services along Highway 35 and the Highway 6 bypass use the big mulcher and a haul truck, with every load at $600 to $1,200. Commercial clearing for a commercial development goes bare to the dirt; commercial sites want a pad, not mulch. On residential and commercial properties you pick selective clearing, keeping the live oaks and the pecans, or full site clearing. Professional clearing of tallow means grinding below the root collar, because a tallow stump cut at grade throws six new trunks by fall. Our land clearing services in Alvin run on the same clay as the rest of the prairie. I do not pour concrete, install septic or demolish houses. I know people who do. Tell Janine what you are building and the sketch follows.

Lot Clearing for New Homes in Alvin and Pearland

A half-acre tallow lot here is one day with the skid steer, $3,000, and most one-acre lots off County Road 149 and FM 1462 are a long day or two. The land clearing process does not change: 811 locate, since a pipeline corridor runs along the Chocolate Bayou side of town, flag the trees you keep, grind the rest, grade the pad. Pearland, TX has its own tree rules for new builds, so on a Pearland lot the tree survey comes before the machine, and I will not drop a protected live oak without the permit in hand.
Water is the problem here. Mustang Bayou and Chocolate Bayou set the FEMA floodplain, and inside it Brazoria County wants a development permit before dirt moves. Low wet corners may also carry a USACE wetland delineation, and we stay off a flagged buffer. Site preparation for a slab on gumbo clay means a pad 12 inches or more above base flood elevation, built in lifts, with the yard graded to fall toward the road ditch. Gumbo clay holds water because it swells shut when wet, so drainage has to be built on top of it, not dug into it. We do rough grading and swales. Deep excavation and detention ponds are not our trade. Last summer on a lot off FM 1462 the clay had cracked wide enough to lose a pencil in, and that is the week to clear. Let a lot overgrow two summers and you pay for medium brush instead of light. Send Janine the survey and the pad plan.
Brush Clearing and Forestry Mulching Near Alvin

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch on the spot, with nothing burned and nothing hauled. On the prairie here that is the practical way to clear overgrown land, because Brazoria County goes under a burn ban most summers and TCEQ outdoor burning rules govern the rest. A mulch layer over gumbo clay also keeps the surface from crusting and cracking through August.
On our jobs in Alvin we see tallow in areas with dense stands reach 8 inches in six or seven years, right at the edge of what the skid steer eats, so I ask for one photo with a hand on a trunk before I pick the machine. Houston has two seasons: wet, and about to be. The skid steer does 1 to 3 acres a day. The big mulcher is 11 feet wide, eats anything, and does 4 to 8 acres a day on pasture. Wet ground adds a day and tallow thickets add a day; tracks spread the weight so a mulcher floats on wet clay where a dozer cuts a rut you fight for a year. We remove brush, mulch it where it stands, and leave the site with a 2 to 4 inch layer that a landscape crew can plant through. Everything is mulched in place. Call Janine after the next dry week and she will slot the crew.
How Much Does Land Clearing Cost in Alvin?
Numbers first. The lot decides the final price.
Land clearing costs in Alvin run $1,500 to $2,000 an acre for light prairie brush, $2,500 to $3,500 for medium tallow thickets, and $4,000 and up for dense hackberry and willow with haul-off. Mulching alone is $1,000 to $2,500 an acre depending on site density, and it is the cheapest way to clear land on the prairie. Stump grinding is $150 to $400 per stump by diameter; tallow is soft and sits at the bottom of that range, a live oak at the top. Multi-stump lots are priced by the day. The minimum trip charge is $1,200 to $1,500 for one machine and one short day. Site prep and pad grading are quoted on their own line.
The number depends on the size of the lot, how wet it sits, and whether the mulch stays or goes. Large acreage clearing over 20 acres gets a site visit; on prairie I want to see where the water stands after a rain, and I sketch it while I am there. A professional land clearing service tells you the day rate before the lowboy leaves the yard. A clearing service that quotes by the hour is quoting you the machine, not the job. This town and the other six counties come off the same price sheet; transport is in the day rate either way. The land clearing FAQs page carries the frequently asked questions on permits, burning and wet-season timing. Call (713) 587-6978 or send three photos and the address. Janine prices every project from that sheet.

Plain answers.
If your question is about wet ground, Janine will ask me.
How much does it cost to clear land in Texas?
Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.
How long does a half-acre take?
Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.
Do I need a permit to clear my lot?
It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.
What happens to the brush?
Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.
Who answers the request?
Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
