Professional Land Clearing in Waller County, TX: Hempstead, Waller and Hockley Pasture, Pads and Pond Sites

Waller County is where my machines sleep. The yard is in Hockley off Highway 290, so a Waller job starts with the shortest haul we run and no transport line on the invoice. The ground is sand and loam under post oak and yaupon, with tallow in the creek bottoms. I've cleared pasture here from Pattison to Hempstead since 2018. The skid steer mulcher runs $3,000 a day and the big mulcher $4,000 for 4 to 8 acres. Call (713) 587-6978 or send three photos of your place. Janine will have a number back to you by tomorrow.

THE WORK / FIELD SERVICES

Professional Land Clearing Services in Waller County, TX: Residential Land Clearing, Pasture, Site Prep and Dirt Work Services

Services planned around Waller County soil, brush, and access.

Pasture and horse ground are the jobs in Waller County, not subdivisions. A land clearing service removes what twenty years of no cattle grew back, mostly yaupon and post oak sprouts under 8 inches. Our crews run five kinds of land clearing projects in Hempstead, TX and the surrounding areas:

  • Forestry mulching and brush clearing for pasture reclamation, by the day or the acre.
  • Lot clearing and site clearing for a house, a barn or a shop pad.
  • Tree clearing and tree removal, with post oak stumps ground flush so your shredder clears the ground.
  • Stump grinding, $150 to $400 each; multi-stump pastures by the day.
  • Dirt work services: grading, pad prep, excavation for a stock pond or a tank dam.

Residential and commercial land clearing both start with a pencil sketch and end with an invoice, and both are on the page. I do not pour concrete, install septic or demolish houses. I know people who do.

Lot Clearing and Acreage Clearing for New Homes in Hempstead, Waller and Hockley

Turner Land and Pine lot & acreage clearing for new homes in hempstead, waller, hockley in the

Waller County pulled 339 single-family permits in 2025 by the Census Building Permits Survey, 284 of them in the city of Waller. The rest are houses and barndominiums on 5 to 20 acres along FM 2920, FM 362 and FM 1488, which is residential land clearing at a scale Harris County never sees. Small residential lots in Hempstead and Prairie View get the skid steer for a day; anything over five acres gets the big mulcher at 4 to 8 acres a day. On sandy loam we rough the house pad 12 inches above natural grade and crown it, since sand sheds water but will not hold a slab edge if it runs under. Commercial land clearing along Highway 290 at the Waller and Hempstead exits runs by the acre. On our jobs in Hockley the first thing an owner says, standing in the cleared pasture at sundown, is that the place looks twice as big.

Forestry Mulching Services and Brush Clearing in Waller County: Yaupon and Post Oak to Mulch

Turner Land and Pine forestry mulching & brush clearing in waller county in the Houston area

Forestry mulching on pasture runs 4 to 8 acres a day on the big machine because post oak sprouts and yaupon are soft going on sand. The head grinds trees and brush into a mulch layer that the first hay cutting folds into the ground. No burn piles, so TCEQ outdoor burning rules and the county burn ban never come into it. Our mulching services cover clearing brush off fence rows, cutting a corridor for a drive or a water line, and underbrushing the oak groves so the grass comes back under them. Undergrowth under post oak comes out clean; the tallow in the bottoms along Clear Creek and Spring Creek fights back and adds a day. A rancher can reclaim overgrown land at $1,000 to $2,500 an acre this way and never haul a limb. The sketch is free. The dozer isn't.

PRICING / LOCAL WORK

Land Clearing Cost in Waller County, on the Same Price Sheet as Conroe and Montgomery County

Numbers first. The lot decides the final price.

Clearing land in Waller County runs $1,500 to $2,000 an acre for light brush and old pasture, $2,500 to $3,500 for yaupon and tallow thickets, and $4,000 and up for dense timber with haul-off. Site conditions here are about tree size, not mud, because the sand drains.

  • Skid steer mulcher: $3,000 a day, no transport line inside the county, anything under 8 inches.
  • Big mulcher: $4,000 a day, 11 feet wide, 4 to 8 acres a day.
  • Stump grinding: $150 to $400 per stump by diameter.
  • Haul-off: $600 to $1,200 a load if you want it gone.
  • Minimum trip: $1,200 to $1,500, one machine, one short day.

The Hockley fence row in my Field Sketches ran 2,400 feet of yaupon and post oak sprouts cut to an 8-foot path: one day on the skid steer, $3,000, and I sketched it from the tailgate. Ten acres of mixed pasture is usually two days on the big machine, $8,000 all in. Call (713) 587-6978 with the acreage and the gate location and I will give you days and dollars.

LOCAL KNOW-HOW / NOT A TEMPLATE

Expert Land Clearing on Waller County Terrain: Sand, Loam, Post Oak and Tallow Bottoms

Waller County has its own mix of post oak, yaupon, pine-oak transition, tallow in bottoms. We walk the plan through access, soil, and drainage. If a mapped floodplain or waterway is involved, we check the required approvals before dirt moves.

Sand and sandy loam from Hockley to Hempstead, with heavier clay in the Brazos bottoms on the west side. This is the pine-oak transition: post oak and a little loblolly on the ridges, water oak and tallow where it stays wet. The vegetation on a neglected pasture is yaupon first, then post oak sprouts, then a tallow fringe along every ditch. Pine and hardwood both mulch to fine wood here because the trunks are young. Sand warms early, so pastures overgrow in two seasons without cattle or a shredder. Removing vegetation off sand without leaving the mulch layer opens the ground to erosion in the first spring thunderstorm, so we leave it and let the grass come through. We remove unwanted vegetation and keep the shade oaks the horses stand under. A woodland tract along FM 1736 clears faster than a tallow bottom half its size. Tell me which you have.

Fence Lines, Pasture Reclamation and Ag Exemption Clearing for Property Owners

Turner Land and Pine fence lines, pasture reclamation & ag exemption clearing in the Houston area
Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

No permit is needed for clearing brush on agricultural land in Waller County outside the FEMA mapped floodplain of the Brazos. What property owners here watch instead is the ag exemption: the appraisal district wants to see the land in use, and a pasture gone to yaupon can lose it. Mulching the brush and getting hay or cattle back on it is the usual fix, and the mulch layer counts as ground cover, not a burn pile. Fence rows are their own job: an 8-foot path on both sides of the wire so you can drive it and the builder can set posts. Commercial development at the Highway 290 interchanges and property development in master-planned communities on the Harris line, like Bridgeland's west edge, follow Harris-style drainage review. A pond dug for stock needs the dam engineered if it holds more than a few acre-feet. Send me your plat and I will tell you which rules reach your fence.

THE MAP / HOUSTON AREA

Our Land Clearing Service Area: Areas We Serve in Waller County

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

Hempstead, Waller, Hockley, Prairie View, Brookshire and Pattison, plus every county road from Highway 290 down to I-10. Hockley is the yard, so this county has the shortest haul and the earliest start we offer. The same crews run northeast up FM 1488, where land clearing in Montgomery County's pine sand is close kin to our post oak ground and runs off this same price sheet; across Montgomery County the per-acre numbers match this page. Conroe and Magnolia, near Lake Conroe, are an hour from the yard. North Houston and the San Jacinto bottoms lie between. Our service area is seven counties in Texas, and professional land clearing services cost the least in this one because the machines are already here.

Ready to Clear Your Waller County Acreage? Selective Clearing, Fence Line Paths and Pond Sites

Send three photos and the address, or call (713) 587-6978. Janine will have a number back to you by tomorrow, usually within the hour on weekdays. For anything over two acres I drive out and walk the property with you, and inside this county that is a short drive; the on-site visit and the free quote cost nothing. Our crews are insured. Get an estimate before the fall hay cutting so the pasture goes into winter clean. Comprehensive land clearing solutions is a phrase I have never said out loud. Pasture doesn't transform. It gets mulched, and the grass comes back under the oaks.

FAQ / STRAIGHT ANSWERS

Waller County Land Clearing Questions: Land Clearing Projects, Commercial Land Clearing and Cleanup

If your question is about wet ground, Janine will ask me.

How much does land clearing cost per acre in Waller County?

$1,500 to $2,000 an acre for light brush and old pasture, $2,500 to $3,500 for yaupon and tallow thickets, $4,000 and up for timber with haul-off. On residential jobs under two acres the day rate governs: $3,000 for the skid steer, $4,000 for the big mulcher, with no transport charge inside the county.

Who do I call to clear pasture that has gone to brush?

A land clearing service with a forestry head, not a shredder crew, once the yaupon is over head high. Expert land clearing on pasture is equipment and expertise together: the equipment to handle 8-inch post oak sprouts safely and efficiently, and a foreman who knows which oaks the horses need. A homeowner on five acres is one day.

Do I need a permit to clear land in Waller County?

Not for brush on your own land outside the FEMA floodplain of the Brazos. Inside it, the county reviews a development permit before dirt moves, same as Harris County Engineering next door. Burning the piles is a separate question under TCEQ rules and the county burn ban; mulching skips it.

Can you do selective clearing and keep my post oaks?

Yes. Selective clearing in an oak grove is a one-day job on the skid steer for most pastures. The head runs at half drum speed inside the drip line so the teeth do not bark the trunks, and the trees and branches we drop become the mulch under them. Tape the keepers and the crew clears to the tape.

How long does site prep take, and how do I get a number?

One day of clearing for a house pad on an acre, one more for site preparation and cleanup if you want the pad roughed and crowned. Call (713) 587-6978 or send three photos and the address, and the number is back by tomorrow. Our experience and equipment are the same on every tract; the tallow bottoms just take longer.
