Lot Clearing in Houston: Texas Land Clearing Service for Build-Ready Lots in Katy, Cypress, Tomball and Conroe

Half an acre of tallow and yaupon in Katy is one day and one machine, $3,000, and the sketch and the invoice from that job are on this page. I've cleared lots for new builds since 2018, from Fulshear to Conroe, and we clear them the same way every time. Skid steer mulcher $3,000 a day with transport; big mulcher $4,000 plus transport. Wet ground adds a day. Call (713) 587-6978 or send three photos and the survey. Janine will have a number back to you by tomorrow.

Your Land Clearing Project for a House: What Happens Before the Foundation

Before the foundation sub shows up, four things happen on your place, in order, on every land clearing project for a house. We clear the trees and brush off the footprint plus 15 feet. We pull the stumps; a slab wants roots out, so stump removal beats grinding here. We rough grade the pad so it drains away from the house on every side. On our jobs in Katy and Fulshear the ground is Texas gumbo clay, which swells wet and shrinks dry, so the pad is built from select fill, not the clay we scraped off. Site preparation is the step most people price last. Price it first.

Forestry Mulching to Clear Land for New Home Builds, Barndominiums and Mobile Homes

Turner Land and Pine lot clearing for new home builds, barndominiums & mobile homes in the Houston

A stick-built house, a barndominium and a mobile home all want the same thing: a clear pad, a clear drive and room for the septic field if you are outside a MUD. A 2,400-square-foot house pad takes half a day to clear. A barndominium on a Waller County tract, with a 60-foot slab and a gravel drive, is a full day with the skid steer. A mobile home needs a 20-by-80 pad and a straight run from the road for the toter. Land clearing for new construction in Montgomery County sat behind 11,597 single-family permits in 2025, most on pine ground that mulching clears efficiently because pine shreds to clean mulch.

Custom Builds vs. Production Subdivisions: Who Hires Land Clearing Contractors

A custom build is one parcel, one owner, one call to Janine. A production subdivision is 40 parcels, a developer and a schedule. The work is the same; the paper is not. Production builders ask for a comprehensive land package; I give them a cleared pad and a drive cut. Custom buyers in Fulshear and Montgomery hire a land clearing service like ours, pay $3,000 to $6,800 to clear the parcel, and keep the trees they want. Production builders hire land clearing contractors by the section, clear it with a dozer and sell you bare ground. For commercial projects and large-scale commercial development we work for the general contractor, by the day, with the same equipment.

What a Land Clearing Contractor Does: Trees, Stumps, Grubbing, Pad and Driveway Cut

Mark what staysPlan machine accessAgree on debrisDefine the finish

Trees, stumps, brush, grubbing, house pad, driveway cut. That is the list. We take the brush and trees down with forestry mulchers, carbide teeth on a drum: anything under 8 inches with the skid steer, anything at all with the big machine. Tree removal here is clearing-scale, not one oak in a yard. Stumps in the footprint come out with the excavator and the holes get backfilled and compacted; a stump outside the footprint we grind. Grubbing pulls the roots so the slab does not settle. The driveway cut is 12 to 16 feet wide, with a culvert if the county asks. The clearing equipment is two mulchers, a trackhoe and a dump trailer; mulching services run by the day. We do not pour concrete, set septic or demolish houses. I know people who do. Our crew is fully insured, and Janine sends the certificate with the quote.

Wooded Lots vs. Overgrown Lots: Land Management or Clearing Everything

Turner Land and Pine wooded lot clearing vs. overgrown lot cleanup in the Houston area

A wooded parcel has trees you want. An overgrown one has growth nobody wants. Different jobs, different cost. Wooded, north of FM 1960: loblolly pine and oak on sand, and we clear selectively. Take the understory, keep 10 or 14 trees, grind the rest; two days. Land management on a wooded parcel is thinning, not land clearing, and keeping the oaks is property value you cannot buy back. Overgrown, south of FM 1960: tallow, yaupon, privet and hackberry on clay, often on ground that sat empty ten years. Overgrowth like that is unwanted vegetation to the last stem, so we clear it all to mulch and grind the tallow crowns 2 inches under. Leave it one more summer and it will overgrow the survey stakes. Vegetation density sets the price more than the acreage does. The ground does not transform. It gets cleared.

How We Clear and Fill Low Ground in Harris and Fort Bend Counties

Turner Land and Pine clearing & fill for low-lying lots in harris and fort bend counties in the
A photo of the wettest spot will save both of us a bad estimate.

Low terrain in Harris and Fort Bend Counties is a permit question before it is a land clearing question. If the FEMA flood map puts your place in the floodplain, Harris County Engineering wants a development permit before dirt moves, and the slab has to sit above base flood elevation, usually 1 to 2 feet over. Harris County Flood Control District cares where your fill comes from and where the water you displace goes. Forestry mulching works on wet clay because a tracked machine at 6 psi floats and a dozer at 12 psi does not. Fill comes after, 10 to 14 yards a load, compacted in 8-inch lifts on the native soil. We clear, grade and spread fill. The permit is yours to pull; Janine can tell you which office.

Clearing Equipment and Rough Grading for a Build-Ready Residential Site

Rough grading is the last thing we do and the first thing your builder checks. The pad drains away from the slab on all four sides at about 2 percent, a quarter inch per foot. Topsoil and the mulch go to the side where you want a lawn. Soil that sat under tallow for twenty years is tight clay with no air in it, so a pad built from it heaves; we build up with select fill. Erosion on a fresh pad is a May problem, so the mulched edges stay as a silt barrier. The site is clear and usable for a surveyor the day we leave. Professional equipment on a residential job means we equip a skid steer with a laser receiver, not a motor grader. Nobody calls a grading bucket top-notch. It is a bucket. It works.

TWO MACHINES. TWO PRICES.

Land Clearing Costs by Parcel Size in Texas

I tell you about the wet ground, the extra machine, and the haul-off before work starts. Not after.

The sketch is free. The dozer isn't.

A 10,000-square-foot patch of tallow and yaupon is the minimum trip charge, $1,200 to $1,500 for one machine on one short day. A half-acre takes one day and one machine to clear, $3,000; that was the Katy job for a custom build. Twice that size runs $3,000 to $6,800 by what grows on it: light scrub $1,500 to $2,000 per acre, yaupon and tallow thickets $2,500 to $3,500, dense pine or timber with trucking $4,000 and up. Past that, pricing shifts to the big mulcher at $4,000 a day plus transport, 4 to 8 acres a day. Haul-off adds $600 to $1,200 a load; mulching on site eliminates the need for it. Costs vary with wet ground, which adds a day. Land clearing costs are listed line by line, and the invoice matches. Call (713) 587-6978 or send three photos and the survey. Number by tomorrow.

Permits, Setbacks and Protected Trees Before You Clear

Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

Most lots outside the floodplain do not require permits to clear, if the land is yours and no tree ordinance applies. Local regulations change at the city line. Katy, Fulshear, Sugar Land, Pearland and League City have tree rules for new builds, usually a caliper-inch count you replace or pay into. HOAs and MUDs add their own permit requirements, often a 30-day review before you clear. Setbacks come off the plat, 25 feet front and 5 to 10 side in most Texas subdivisions, and we clear to the setback line, not past it. Accessibility matters: a 78-inch gate fits the skid steer, a 12-foot gate fits the big machine. Knowledgeable neighbors will tell you what the HOA fined last year. Ask them first.

Texas Land Clearing Across Houston, TX and Seven Counties

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

Katy, Cypress, Tomball, Spring, Conroe, Fulshear, Pearland and League City, across Harris, Montgomery, Fort Bend, Waller, Liberty, Brazoria and Galveston Counties. Texas land clearing is local work. Turner Land & Pine provides professional land clearing services and forestry mulching services at one day rate, the same service and services throughout those seven counties, year-round when the ground is dry. We do not go to Dallas. We specialize in build-ready lots; whatever your land clearing needs are from Katy to Conroe, the equipment is the same. We are family-owned: I run the machines, Janine runs the schedule. Property owners get the sketch before and after and an invoice that matches the quote, which is as transparent as I know how to be. We clear responsibly: no burn piles, no smoke pollution over your neighbors, and the mulch stays as ground cover, which is what sustainability looks like on a Texas parcel. Call (713) 587-6978 or send three photos of your place.

FAQ / STRAIGHT ANSWERS

Frequently Asked Questions for Property Owners Clearing Lots

If your question is about wet ground, Janine will ask me.

How much does it cost to clear land in Texas?

In Greater Houston, $1,500 to $2,000 per acre for light scrub, $2,500 to $3,500 for yaupon and tallow, $4,000 and up for timber trucked out. By the day, $3,000 for the skid steer mulcher and $4,000 plus transport for the big one. Costs vary most with wet ground, which adds a day.

Do I need a permit to clear land in Texas?

Outside the floodplain and outside a city tree ordinance, usually no. In the mapped floodplain in Harris County, Harris County Engineering issues a development permit before dirt moves. Katy, Fulshear, Sugar Land, Pearland and League City have tree rules for new builds, and most HOAs want a review. We check the map and the city before we book the day.

Can you haul away the debris?

Yes, at $600 to $1,200 a load, and a wooded site is 6 to 10 loads. Forestry mulching on site is cheaper: the debris becomes ground cover and nothing leaves. For a slab footprint the builder usually wants it gone, so we clear and mulch the yard and haul the pad. I price both lines so you can pick.

How long does the clearing take?

The Katy job, tallow and yaupon for a custom build, took one day. A wooded pine parcel with 14 keepers and a pad takes two days to clear. Over five acres we bring the big mulcher at 4 to 8 acres a day. Wet ground adds a day, and on Texas clay that means November through March. Janine books by the day, so you have the date before we roll.

Do you work on both residential and commercial projects?

Yes. Residential and commercial jobs get the same operators and the same day rate. On a residential lot we work for you; on commercial development and large commercial pads we work for the general contractor to the civil drawings. Property development on 10 acres or more gets the big mulcher and a written schedule. Multi-acre jobs are priced by the day, not the guess.

How do I get a quote, and is the estimate free?

Call (713) 587-6978 or send three photos and the survey, and Janine has a number back by tomorrow. The on-site estimate is free inside Greater Houston. Expert land clearing is mostly knowing the ground; I walk your place, sketch it, and the quote names the machine, the days and what stays standing. A clear answer near the city line includes the permit note.
