Land Clearing in League City, TX: Lot, Brush and Forestry Mulching Services

League City, TX pulled 816 single-family permits in 2025, third among incorporated places in the Houston metro, and most of those lots started as tallow and salt cedar on Galveston County clay with a live oak cluster worth keeping. A 77573 or 77574 lot is flat, wet in the back, and under the city tree ordinance. Turner Land & Pine runs land clearing services across the greater Houston metro, and the I-45 corridor to Clear Creek is on it. Skid steer mulcher, $3,000 a day, transport included. Half an acre of tallow and yaupon is one day. Call (713) 587-6978 or send three photos of your lot. Janine will have a number back to you by tomorrow.

THE WORK / FIELD SERVICES

Land Clearing Services in League City

Seven kinds of ground work. One number to start with.

League City has its own tree rules for new builds, and that shapes every clearing job here. Before the machine unloads, the protected live oaks get tagged and the tree survey goes to the city. The Census Building Permits Survey counts 816 permits for 2025, so land clearing projects in League City are mostly builder lots off FM 646 and FM 518, with acreage tracts toward Dickinson Bayou for the rest. Residential land clearing provides land clearing crews most of their Galveston County work; the commercial pads along I-45 fill the gaps.

What we do: lot clearing, brush removal, tree removal of tallow and salt cedar, stump grinding, pasture mulching, storm cleanup after a Gulf blow, and rough grading for a pad. Commercial land clearing services for commercial sites along I-45 and Highway 96 bring the big mulcher and a haul truck at $600 to $1,200 a load; commercial clearing for a commercial development means bare dirt, no mulch, and a tree survey on file with the city. On residential and commercial properties the choice is selective clearing, keeping the live oak motte, or full site clearing where the ordinance allows it. Professional clearing around protected oaks has one operator rule: no track inside the dripline, because live oak roots run shallow and a loaded mulcher crushing them kills the tree two summers later. Our land clearing services in League City work inside those tree rules on every lot. I do not pour concrete, install septic or demolish houses. I know people who do. Tell Janine what the lot is for.

Lot Clearing for New Homes in League City and Dickinson

Turner Land and Pine lot clearing for new homes in league city & dickinson in the Houston area

A half-acre tallow lot here is one day with the skid steer, $3,000, once the tree survey is approved. The land clearing process: tree survey and tags, 811 locate since a pipeline corridor runs along the Dickinson, TX side, then flag the keepers, grind the rest, grade the pad. Let a lot overgrow four summers on this clay and the tallow is 6 to 8 inches through and the salt cedar has seeded the ditch.

Clear Creek and Dickinson Bayou set the FEMA floodplain, and a lot of this town sits in it. Inside the mapped floodplain the city wants a development permit before dirt moves, and I hold the pad until it is in hand. Low ground toward the bayou can also carry a USACE wetland delineation; we stay off flagged buffers. Site preparation for a slab here means a pad 18 inches or more above base flood elevation, built in compacted lifts, with the yard graded so drainage falls to the street inlet and not toward the house. Gumbo clay swells shut when wet, so the fall has to live on the surface. We do rough grading and swales. Deep excavation and fill by the hundred loads go to a dirt contractor. On a dry week the lot is bare clay by the first evening, with the oaks you kept throwing shade across it. Send Janine the survey and the pad plan together.

Brush Clearing and Forestry Mulching Near League City

Turner Land and Pine brush clearing & forestry mulching near league city in the Houston area

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch where they stand, with no burn pile and no haul-off. Inside city limits open burning is not an option, Galveston County goes under a burn ban most summers, and TCEQ outdoor burning rules apply the rest of the year, so mulching is the practical way to clear overgrown land here. Salt air rusts a mulcher faster than tallow dulls it. Both keep trying.

On our jobs in League City we see salt cedar in areas with dense tallow come back from the roots unless the head runs an inch below grade, so that is how we run it. Last summer on a lot off FM 646 the only green thing standing after one pass was the live oak the owner bought the lot for. The skid steer does 1 to 3 acres a day and eats anything under 8 inches. The big mulcher is 11 feet wide, eats anything, and does 4 to 8. Wet ground adds a day and tallow thickets add a day; a mulcher floats on wet clay where a dozer sinks, which is why we can work the bayou lots in February. We remove brush, leave it mulched in place, and leave the site with a 2 to 4 inch mulch layer a landscape crew can plant through. Call Janine with the tree survey and she will slot the machine.

PRICING / LOCAL WORK

How Much Does Land Clearing Cost in League City?

Numbers first. The lot decides the final price.

Land clearing costs in League City run $1,500 to $2,000 an acre for light brush and coastal grass, $2,500 to $3,500 for medium tallow and salt cedar thickets, and $4,000 and up for dense growth with haul-off. Mulching alone is $1,000 to $2,500 an acre depending on site density, and it is the cheapest way to clear land inside city limits because nothing burns and nothing leaves. Stump grinding is $150 to $400 per stump by diameter; tallow is cheap, a dead live oak stump is not. A lot full of stumps is priced by the day. The minimum trip charge is $1,200 to $1,500 for one machine and one short day. Site prep and pad grading are their own line.

The total depends on the size of the lot, how wet the back of it sits, and whether the mulch stays or goes. Large acreage clearing over 20 acres gets a site visit; near the bayou I want to see the high-water line and the wetland flags. A professional land clearing service names the day rate before the lowboy leaves; a clearing service that cannot is guessing at your lot. This town and the other six counties come off the same sheet, and most towns make you file the tree survey first. The land clearing FAQs page carries the frequently asked questions on permits, burning and tree rules. Call (713) 587-6978 or send three photos and the address. Janine prices every project from that sheet.

FAQ / STRAIGHT ANSWERS

Plain answers.

If your question is about wet ground, Janine will ask me.

How much does it cost to clear land in Texas?

Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.

How long does a half-acre take?

Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.

Do I need a permit to clear my lot?

It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.

What happens to the brush?

Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.

Who answers the request?

Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
