Professional Land Clearing in Galveston County, TX: League City, Dickinson and Santa Fe Lots, Pads and Pond Sites
Galveston County clears twice: once when you buy the lot, and again after the storm. The ground from Friendswood to Hitchcock is coastal clay and sand under Chinese tallow, salt cedar and live oak clusters, and most of it sits in a surge zone. I went out on my own after Harvey clearing storm debris, and that work still comes every few summers down here. The skid steer mulcher runs $3,000 a day with transport and takes a half-acre of tallow in a day. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

Professional Land Clearing Services in Galveston County, TX: Residential Land Clearing, Site Prep and Dirt Work Services
Services planned around Galveston County soil, brush, and access.
Smaller lots and storm cleanup are the work in Galveston County. A land clearing service removes the tallow and salt cedar from a new lot, or the downed hackberry and oak limbs after a blow, and in both cases leaves nothing to burn. Our crews run five kinds of land clearing projects in League City, TX and the surrounding areas:
- Forestry mulching and brush clearing, $3,000 a day on the skid steer.
- Lot clearing and site clearing for new homes in League City, Santa Fe and Dickinson.
- Tree clearing and tree removal, storm-downed trees included; a leaning live oak gets cut from the tension side first or it rolls.
- Stump grinding, $150 to $400 per stump.
- Dirt work services: grading, pad prep, excavation for a pond above the wetland line.
Residential and commercial land clearing both start with a pencil sketch and end with an invoice, both on the page. I do not pour concrete, install septic or demolish houses. I know people who do.

Galveston County pulled 2,521 single-family permits in 2025 by the Census Building Permits Survey, 816 of them in League City. That is residential land clearing on small residential lots inside the League City and Friendswood subdivisions, and on 1 to 3 acre tracts along FM 517 and FM 646 in Santa Fe and Dickinson where people keep horses. Small lots get the skid steer through a 10-foot gate; the acreage out toward Alta Loma gets the big mulcher. Everything here is built on fill, so we leave the mulch mat and let the builder bring select fill to set the pad above base flood elevation, which in most of this county means 2 to 4 feet above the dirt you stand on. Commercial land clearing along I-45 and Highway 6 runs by the acre with haul-off per load. On our jobs in Santa Fe the back fence shows up through the tallow about two in the afternoon.
Forestry Mulching Services and Brush Clearing in Galveston County: Salt Cedar and Tallow to Mulch

Forestry mulching is the right tool for tallow and salt cedar because both are soft, shallow-rooted wood and the head shreds a 6-inch trunk in a pass. Trees and brush become a mulch layer two to four inches deep that holds the sand against the next blow. No burn piles, which matters because TCEQ outdoor burning rules and the Galveston County burn ban stop piles most summers, and League City and Texas City ban them outright. Our mulching services cover undergrowth under live oak clusters, salt cedar along the bayous, clearing brush off a fence row, and cutting a corridor through a thicket for a drive. Underbrushing an oak cluster, removing vegetation below the canopy and keeping the trees, is one day on the skid steer. A hurricane clears land too. It just doesn't sketch first. Mulching is how a homeowner can reclaim overgrown land here without a haul-off bill.
Land Clearing Cost in Galveston County, the Same Price Sheet as Conroe and Montgomery County
Numbers first. The lot decides the final price.
Clearing land in Galveston County runs $1,500 to $2,000 an acre for prairie grass and light brush, $2,500 to $3,500 for tallow and salt cedar thickets, and $4,000 and up for the dense live oak and hackberry stands along Dickinson Bayou with haul-off. Site conditions here mean the water table: in winter it is a foot down and the clay will not carry a dozer.
- Skid steer mulcher: $3,000 a day, transport included, anything under 8 inches.
- Big mulcher: $4,000 a day plus transport, 11 feet wide.
- Stump grinding: $150 to $400 per stump by diameter.
- Haul-off: $600 to $1,200 a load. Mulching means none.
- Minimum trip: $1,200 to $1,500, one machine, one short day.
Storm debris prices like brush: the Crosby job in my Field Sketches, 1.5 acres of downed hackberry and tallow after a May storm, was mulched on site in one day for $3,200 with no haul-off, and a League City lot after a tropical storm runs the same. Wet ground adds a day; tallow thickets add a day. Call (713) 587-6978 with the address and I will give you days and dollars by tomorrow.

Expert Land Clearing on Galveston County Terrain: Coastal Clay, Sand, Tallow and Live Oak Clusters
Galveston County has its own mix of chinese tallow, salt cedar, wetland grasses, live oak clusters. We walk the plan through access, soil, and drainage. If a mapped floodplain or waterway is involved, we check the required approvals before dirt moves.
Coastal clay on the mainland, sand toward the bay and on the island, and a water table you can reach with a post-hole digger in January. The vegetation is coastal prairie gone to Chinese tallow, with salt cedar where the ground is salty, wetland grasses in the low spots, and live oak clusters on the old ridges that have stood through every hurricane. Pine and hardwood are scarce; what we mulch is tallow and cedar, and the wood breaks down inside a season in this humidity. A mowed lot will overgrow in three years. Tallow roots run 3 feet into the clay and sprout from every cut, so we grind the crown and tell you to mow. Removing vegetation off sand without leaving the mat invites erosion with the first north wind, so we leave the layer. We remove unwanted vegetation and keep the oaks; they are the only woodland this county has and they are the only thing that stands up to surge. Flag them before we come.
The growth decides what can be mulched and what needs more than one pass.

Storm Debris, Coastal Wetlands and Surge-Zone Rules for Property Owners

Three sets of rules reach a Galveston County lot: the FEMA mapped floodplain and surge zone, the USACE wetland delineation, and the city tree ordinance. Nearly the whole county is in a FEMA flood zone, so a pad, fill or a pond needs the county or city development permit before dirt moves; mulching tallow above grade does not change grade and usually needs none. Where the National Wetlands Inventory shows wetland grasses, digging inside the line needs a Corps permit. League City has tree rules for new builds, and property owners in master-planned communities like Tuscan Lakes and Mar Bella clear under HOA tree lists as well. After a named storm, the county picks up what reaches the curb; what stays on your acreage is yours to clear, and mulching it on site beats dragging it to the road. Commercial development along I-45 and property development near the Grand Parkway need a drainage plan from an engineer. Agricultural land clearing on the Santa Fe prairie needs none. Send me the survey and the flood zone letter and I will tell you where the machine stops.
Land Clearing Service Area: Areas We Serve in Galveston County
Our equipment yard is in Hockley. Send the address and Janine will confirm the route.
League City, Dickinson, Santa Fe, Texas City, Friendswood and Hitchcock, plus La Marque and the open ground along FM 2004 and Highway 6. The yard is in Hockley, so this is a long haul, an hour and a half down I-45, and the transport line on the big mulcher shows it. The same crews work the other end of I-45, where land clearing in Montgomery County's pine sand runs off this same price sheet instead of tallow on clay; across Montgomery County the per-acre numbers match this page. Conroe and Magnolia, near Lake Conroe, are the north end of that road. North Houston and the San Jacinto bottoms lie in between. Our service area is seven counties in Texas, and professional land clearing services cost the same in all of them; the transport and the water table change.
Ready to Clear Your Galveston County Lot? Selective Clearing, Fence Line Paths and Pond Sites
Send three photos and the address, or call (713) 587-6978. Janine will have a number back to you by tomorrow, usually within the hour on weekdays, and after a storm she answers in the order the calls come in. If the survey shows a wetland flag or the lot is over two acres, I drive down and walk the property with you; the on-site visit and the free quote cost nothing inside Greater Houston. Our crews are insured. Get an estimate before hurricane season fills the calendar. Nobody on this crew says comprehensive land clearing solutions. We say the lot is cleared and the chips are down. A storm lot doesn't transform. It gets walkable again.

Galveston County Land Clearing Questions: Land Clearing Projects, Commercial Land Clearing and Cleanup
If your question is about wet ground, Janine will ask me.
How much does land clearing cost per acre in Galveston County?
$1,500 to $2,000 an acre for light brush, $2,500 to $3,500 for tallow and salt cedar thickets, $4,000 and up for live oak and hackberry stands with haul-off. Most residential jobs here are under an acre, so the day rate governs: $3,000 for the skid steer, $4,000 plus transport for the big mulcher.
Who do I call to clear storm debris off my lot in League City?
A land clearing service with a mulching head, once the downed trees and branches are more than a pickup load. Expert land clearing after a storm is equipment and expertise together: the equipment to handle 8-inch trunks safely and efficiently, and a foreman who cuts a leaning oak from the right side. A homeowner on a half-acre is one day.
Do I need a permit to clear land in Galveston County?
Not for mulching brush above grade on your own land. A pad, fill or a pond inside the FEMA flood zone needs a development permit before dirt moves, and excavation inside a USACE wetland needs a Corps permit. League City adds tree rules for new builds. Burning follows TCEQ rules and the county burn ban; mulching skips it.
Can you do selective clearing around my live oaks?
Yes. Selective clearing around an oak cluster is a one-day job on the skid steer. The head runs at half drum speed inside the drip line so the teeth do not scar the bark, and the brush we drop becomes the mat under the canopy. Tape the keepers and the crew clears to the tape.
How long does site prep take, and how do I get a number?
One day of clearing for a half-acre, one more for site preparation if you want the pad roughed before the fill truck. Call (713) 587-6978 or send three photos and the address, and the number is back by tomorrow. Our experience and equipment are the same on every lot; the water table decides the days.
