Lot Clearing in Galveston County, TX: Texas Land Clearing Service for Build-Ready Lots in League City, Dickinson and Santa Fe

Galveston County pulled 2,521 single-family permits in 2025 by the Census Building Permits Survey, and League City took 816 of them. Those lots were tallow and salt cedar on coastal clay before we got there to clear them, and half the calls after September are storm debris, not brush. Most are clear in a day. A skid steer forestry mulcher runs $3,000 a day with transport, and a small tallow lot is one day to clear. Coastal clay holds water and the wind never stops, so I give you the date the equipment can float. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

Residential Land Clearing for New Home Lots in League City, Dickinson and Santa Fe

A residential lot in League City or Santa Fe is small, flat and tallow with a live oak cluster the owner wants kept, and new construction is a slab on fill above the surge line. On our jobs in Dickinson we see salt cedar along the bayou edge and tallow behind it, with wetland grass where the ground dips. Tallow lots overgrow in two summers here, and salt cedar comes back from a stem left in wet ground. We mulch both standing, keep the live oaks, clear the pad and grub it. Texas land clearing on the coast is a skid steer job, and the carbide teeth on the drum last half as long in sand as in clay because sand grinds them down. Property owners and builders get the same day rate. Tell Janine the pour date and we clear backwards from it.

What We Clear, Grind and Grub Before the Pad Goes In: Expert Land Clearing for Coastal Lots

Turner Land and Pine what lot clearing includes here in the Houston area
Mark what staysPlan machine accessAgree on debrisDefine the finish

Clearing a build site here means trees and brush down, stumps out, and the pad roughed in. Brush and trees under 8 inches get mulched standing. A live oak that has to go, and most do not, comes down with the saw for haul-off at $600 to $1,200 a load, or through the big mulcher at $4,000 a day plus transport. Tree removal of a storm-broken hackberry is a half day. Stump removal on the pad is grubbing with the excavator, because a tallow crown left in the pad sprouts through your flatwork, and a ground stump in wet clay rots and settles. Site preparation stops where the dirt contractor starts. We rough in the house pad and the drive and leave the grading to him. I don't pour concrete, set septic or demolish houses. I know people who do.

Turner Land & Pine provides professional land clearing services for residential and commercial projects, and the professional equipment is the same for both. Expert land clearing in Texas is knowing a live oak worth $5,000 of shade from a tallow worth nothing. We equip every crew with a saw, a mulching head and a grapple. Unwanted vegetation along the ditch goes the same day. Clear to the fence or clear the pad only, your call.

Forestry Mulching and Clearing Equipment for Low Lots, Fill and Drainage in Galveston County

Turner Land and Pine low lots, fill & drainage in galveston county in the Houston area
A photo of the wettest spot will save both of us a bad estimate.

Nearly every pad we clear in Galveston County sits in a FEMA flood zone, and the pad has to come up to base flood elevation plus freeboard, 400 to 800 yards of fill on a low acre. Coastal clay holds water because the water table sits two feet down. Sand pockets near Hitchcock drain in a day. Mulch left on the soil holds it against erosion and against the wind, which is why I run forestry mulching instead of a dozer on the coast. Clearing equipment matters here. Forestry mulchers on a skid steer float on wet clay where a dozer sinks to the belly pan. Terrain this flat has no high side, so your ditch ties into the drainage district's ditch and they tell you the grade.

Accessibility for the fill trucks is the second cost. A 10-yard truck needs a 12-foot gate and firm ground, or the dirt gets pushed from the road. A dry, usable pad on coastal clay is a week behind the same pad on sand, and the mulch layer does the holding responsibly without a silt fence.

PRICING / LOCAL WORK

Texas Land Clearing Costs in Galveston County: Cost by Size and Brush, Free Estimate

Numbers first. The lot decides the final price.

Land clearing costs on a build site start at the $1,200 to $1,500 minimum and run $3,000 a day with the skid steer. Costs vary with vegetation density more than with acreage. Light prairie brush runs $1,500 to $2,000 per acre. Medium tallow and salt cedar runs $2,500 to $3,500 per acre. Dense tallow with haul-off starts at $4,000. Forestry mulching alone runs $1,000 to $2,500. Storm cleanup is priced the same way, by the day. We cleared 1.5 acres of storm debris in Crosby after a May storm, downed hackberry and tallow mulched on site, no haul-off, one day, $3,200, and a Dickinson yard after a Gulf storm runs the same. Wet clay adds a day. Tallow thickets add a day. The quote is the invoice, and the sketch and the invoice are on the page. That is transparent pricing. Call (713) 587-6978 or send three photos and the address. A free on-site estimate anywhere in Greater Houston gets you a firm number, and the cost is on paper before the trailer rolls.

Storm Debris, Coastal Wetlands and Surge-Zone Rules Before Property Owners Clear Land

Turner Land and Pine storm debris, coastal wetlands & surge-zone rules in the Houston area
Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

After Harvey we spent a year clearing storm debris, and the rules on the coast have not loosened since. FEMA draws the flood zones, and inside the VE and AE zones the county or the city wants a development permit before dirt moves, with the pad elevation off the map. Wetland grass near the bayous means a USACE wetland delineation may apply, and we do not clear inside a delineated wetland without the paperwork. Lots outside those lines require permits for nothing when you clear land you own in Texas, and you can clear tallow anywhere. League City has tree rules for new builds and commercial development inside city limits, and live oak is on the list. TCEQ outdoor burning rules and county burn bans shut down burn piles most of the year, and the wind off the bay makes a burn pile a bad idea in any month. Forestry mulching eliminates the need to burn. No smoke, no pollution complaint from the neighbor. The county calls that sustainability. I call it mulch on the ground, and on sand the mulch is what keeps your topsoil from leaving for Texas City. Janine checks the local regulations and permit requirements on every address, and the frequently asked questions on storm work sit on the main Texas land clearing page.

THE MAP / HOUSTON AREA

Land Clearing Services Throughout Galveston County, Southeast of Houston: Land Clearing Contractors and Land Management

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

We clear land in League City, Dickinson, Santa Fe, Texas City, Friendswood and Hitchcock. League City and Friendswood along I-45 are where the permits are, small lots with live oaks the owner wants kept. Santa Fe and Hitchcock run to acreage on sand, where the tallow is thinner, the salt cedar thicker near the bayous, and both clear quick. After a storm we clear downed trees the same way, mulched on site, and I quote it the same as a build. We don't drive to Dallas. Houston and the seven counties around it are the service area, year-round, clay permitting. The service is the same whether you clear one tract or forty.

Land management on acreage, multi-acre pasture near Santa Fe, property development and large commercial or large-scale clearing run through the same land clearing service, the same mulching services and the same fully insured crew. Land clearing contractors who specialize in coastal lots are few in Texas, because the wetland line scares them. We are a family-owned outfit that reads the line first. Property value on the coast is in the live oaks and the pad height, and we clear around both and clear nothing you point at.

Send Three Photos of Your Place and We Sketch the Land Clearing Project

Call (713) 587-6978 or send three photos and the address. Janine will have a number back to you by tomorrow, and the on-site estimate is free inside Greater Houston. Tell her the flood zone if you know it, the pour date and what else your land clearing needs. Every land clearing project gets a sketch first, because I would rather be knowledgeable about your overgrowth than surprised by it. We clear efficiently when the sketch is done, and the equipment leaves the Hockley yard when you say go. A comprehensive land assessment on the coast is a flood map and a tape measure, and Janine pulls both. Your place doesn't transform. It gets cleared above the surge line. Salt cedar is the only tree I know that drinks salt water and still looks thirsty. I don't say top-notch. I show you the sketch and the invoice.

FAQ / STRAIGHT ANSWERS

Plain answers.

If your question is about wet ground, Janine will ask me.

How much does it cost to clear land in Texas?

Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.

How long does a half-acre take?

Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.

Do I need a permit to clear my lot?

It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.

What happens to the brush?

Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.

Who answers the request?

Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
