Professional Land Clearing in Brazoria County, TX: Alvin, Pearland and Angleton Lots, Pads and Pond Sites
Brazoria County is a tallow thicket with a highway through it. From Pearland down Highway 288 to Angleton the ground is heavy coastal clay, flat as a table, and anything not mowed goes to Chinese tallow in three years and willow where the water sits. Half the lots I look at here have a wetland line somewhere on them. I've cleared tallow from Manvel to Danbury since 2018. The skid steer mulcher runs $3,000 a day with transport and eats a half-acre of tallow in a day. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

Professional Land Clearing Services in Brazoria County, TX: Residential Land Clearing, Site Prep and Dirt Work Services
Services planned around Brazoria County soil, brush, and access.
Tallow is nine of ten jobs in Brazoria County. A land clearing service removes it to the dirt, grinds the crown so it does not resprout, and leaves the rest of your lot alone. Our crews run five kinds of land clearing projects in Alvin, TX and the surrounding areas:
- Forestry mulching and brush clearing, $3,000 a day on the skid steer.
- Lot clearing and site clearing for new homes in Manvel, Iowa Colony and Alvin.
- Tree clearing and tree removal, with the mulch left as a mat on the clay.
- Stump grinding, $150 to $400 per stump; tallow needs the grinder 6 inches below grade or it comes back.
- Dirt work services: grading, pad prep, excavation for a pond above the wetland line.
Residential and commercial land clearing both start with a pencil sketch and end with an invoice, and both are on the page. I do not pour concrete, install septic or demolish houses. I know people who do.

Brazoria County pulled 2,789 single-family permits in 2025 by the Census Building Permits Survey, with Manvel at 745 and Iowa Colony at 743, the two fastest-filling towns on Highway 288. That is residential land clearing on small residential lots in new sections and on 1 to 5 acre tracts off FM 1462 and County Road 48. The clay here is low, so the builder brings fill after we clear, and we leave the mulch mat under it rather than scraping the lot bare and losing six inches of topsoil to the first rain. Commercial land clearing along Highway 35 and Highway 6 runs by the acre with haul-off per load. On our jobs in Alvin the skid steer goes through a 10-foot gate, clears a half-acre by midafternoon, and the owner stands at the back line in the light where the tallow was.
Forestry Mulching Services and Brush Clearing in Brazoria County: Tallow Thickets to Mulch

Forestry mulching is the right tool for tallow because tallow is soft wood and the head shreds a 6-inch trunk in a pass. Trees and brush become a mulch layer two to four inches deep that holds the clay and smothers the first sprouts. No burn piles, which matters because TCEQ outdoor burning rules and the Brazoria County burn ban shut down piles most summers and Pearland bans them outright. Our mulching services cover undergrowth under live oaks, willow along the ditches, clearing brush off a fence row, and cutting a corridor through a thicket for a drive. Underbrushing an oak motte, removing vegetation below the canopy and keeping the trees, is a one-day job. In Brazoria County the brush comes in two kinds: tallow, and tallow with water under it. Both are how a homeowner can reclaim overgrown land here without hauling a load.
Land Clearing Cost in Brazoria County, the Same Price Sheet as Conroe and Montgomery County
Numbers first. The lot decides the final price.
Clearing land in Brazoria County runs $1,500 to $2,000 an acre for prairie grass and light brush, $2,500 to $3,500 for tallow thickets, and $4,000 and up for the dense bottomland timber along the Brazos and the San Bernard with haul-off. Site conditions mean two things here: how wet the clay is, and where the wetland line falls.
- Skid steer mulcher: $3,000 a day, transport included, anything under 8 inches.
- Big mulcher: $4,000 a day plus transport, 11 feet wide.
- Stump grinding: $150 to $400 per stump by diameter.
- Haul-off: $600 to $1,200 a load. Mulching means none.
- Minimum trip: $1,200 to $1,500, one machine, one short day.
Wet ground adds a day, and coastal clay stays wet from November into March because it sits a few feet above sea level with nowhere to drain. Tallow thickets add a day. Most residential jobs in this county land between $3,000 and $6,000 cleared. Call (713) 587-6978 with the address and I will look at the FEMA panel and the wetland inventory before I give you days and dollars.

Expert Land Clearing on Brazoria County Ground: Coastal Clay, Tallow, Willow and Live Oak
Brazoria County has its own mix of chinese tallow, coastal prairie, wetland grasses, willow. We walk the plan through access, soil, and drainage. If a mapped floodplain or waterway is involved, we check the required approvals before dirt moves.
Heavy coastal clay from Pearland to the Gulf, with sandy ridges along the old river channels and real muck in the wetlands. This was coastal prairie, and the vegetation that comes back when the mowing stops is Chinese tallow first, then willow and wax myrtle in the wet spots, then live oak mottes on the ridges that have been there longer than the county. Pine and hardwood are scarce; what we mulch is tallow, and tallow wood breaks down inside a season. A prairie lot will overgrow in three years. Tallow roots run 3 feet into the clay and sprout from every cut, so we grind the crown and tell you to mow. Removing vegetation off this clay without leaving the mat invites erosion into the roadside ditch, and the drainage district notices. We remove unwanted vegetation and keep the oaks. The one woodland stretch is the Brazos bottom near Rosharon. Walk your lot after a rain and mark the standing water. That is your wetland question.
The growth decides what can be mulched and what needs more than one pass.

heavy clay, wetlands; USACE wetland delineation can apply. A clean lot is no use if water gets trapped against the next building pad. Tell us if the ground stays wet after a rain.
Wetland Buffers and Tallow Thickets: What Property Owners Can Clear

The USACE wetland delineation decides what gets cleared in Brazoria County more than any county rule. If your tract shows wetland on the National Wetlands Inventory, mulching the tallow above grade is usually fine because it does not fill or drain anything, but excavation, a pond or a pad inside the line needs a Corps permit before dirt moves. Property owners in Pearland, Manvel and the master-planned communities along Highway 288 like Meridiana and Pomona also clear under HOA tree lists, and Pearland has its own tree rules for new builds. The FEMA mapped floodplain covers most of the south county, and the drainage district reviews a development permit there. Commercial development and property development on Highway 288 need a drainage plan from an engineer. Agricultural land clearing for pasture outside the wetland line needs nothing. Send me the survey with the wetland flags and I will tell you where the machine stops.
Our Land Clearing Service Area: Areas We Serve in Brazoria County
Our equipment yard is in Hockley. Send the address and Janine will confirm the route.
Alvin, Pearland, Angleton, Lake Jackson, Rosharon, Manvel and Danbury, plus Iowa Colony and the open ground along FM 1462 and Highway 35. The yard is in Hockley, so Brazoria is our longest haul, an hour and a half down the Grand Parkway and Highway 288, and the transport line on the big mulcher shows it. The same crews work the other end of that drive, where land clearing in Montgomery County's pine sand runs off this same price sheet instead of tallow on clay; across Montgomery County the per-acre numbers match this page. Conroe and Magnolia, near Lake Conroe, are the far end of the ring. North Houston and the San Jacinto bottoms lie between. Our service area is seven counties in Texas, and professional land clearing services cost the same in all of them; only the transport changes.
Ready to Clear Your Brazoria County Lot? Selective Clearing, Fence Line Paths and Pond Sites
Send three photos and the address, or call (713) 587-6978. Janine will have a number back to you by tomorrow, usually within the hour on weekdays. If your survey shows a wetland flag or the lot is over two acres, I drive down and walk the property with you; the on-site visit and the free quote cost nothing inside Greater Houston. Our crews are insured. Get an estimate before the fall rains, because down here they come early. I don't offer comprehensive land clearing solutions, whatever those are. I offer a day of clearing and a sketch. Tallow doesn't transform. It gets ground to the dirt.

Brazoria County Land Clearing Questions: Land Clearing Projects, Commercial Land Clearing and Cleanup
If your question is about wet ground, Janine will ask me.
How much does land clearing cost per acre in Brazoria County?
$1,500 to $2,000 an acre for light brush, $2,500 to $3,500 for tallow thickets, $4,000 and up for bottomland timber with haul-off. Most residential jobs here are under two acres, so the day rate governs: $3,000 for the skid steer, $4,000 plus transport for the big mulcher. Wet clay adds a day.
Who do I call to clear a tallow lot in Pearland or Alvin?
A land clearing service with a mulching head, once the tallow is over head high. Expert land clearing on tallow is equipment and expertise together: the equipment to handle 8-inch trunks safely and efficiently, and a foreman who grinds the crown so it does not come back. A homeowner on a half-acre is one day.
Do I need a permit to clear land in Brazoria County?
Not for brush on your own land outside the FEMA floodplain and the wetland line. Inside a USACE delineated wetland, mulching above grade is usually fine but fill, a pond or a pad needs a Corps permit before dirt moves. Pearland adds tree rules for new builds. Burning follows TCEQ rules and the county burn ban.
Can you do selective clearing around my live oaks?
Yes. Selective clearing around an oak motte is a one-day job on the skid steer. The head runs at half drum speed inside the drip line so the teeth do not scar the bark, and the trees and branches we drop become the mat under the canopy. Tape the keepers and the crew clears to the tape.
How long does site prep take, and how do I get a number?
One day of clearing for a half-acre, one more for site preparation and cleanup if you want the pad roughed before the fill truck comes. Call (713) 587-6978 or send three photos and the address, and the number is back by tomorrow. Our experience and equipment are the same on every lot; the wetland line decides where we stop.
