Lot Clearing in Brazoria County, TX: Texas Land Clearing Service for Build-Ready Lots in Alvin, Pearland and Angleton

Brazoria County pulled 2,789 single-family permits in 2025 by the Census Building Permits Survey, and Manvel and Iowa Colony took more than half of them. Those lots were Chinese tallow on heavy clay before we got there to clear them, and tallow is the one job this county never runs out of. Most are clear in a day. A skid steer forestry mulcher runs $3,000 a day with transport, and a half-acre tallow thicket is one day to clear, two if it is wet. Flat clay holds water, so I give you the date the equipment can float. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

Land Clearing for Property Owners Building Residential Lots in Alvin, Pearland and Angleton

A residential lot in Manvel or Alvin is flat, low and tallow to the fence, and new construction here is a slab on fill in a drainage district that reads every plan. Manvel pulled 745 permits in 2025 and Alvin 285. On our jobs in Manvel we see tallow thickets 20 feet tall with stems four inches apart. Tallow lots overgrow in two summers on this ground and seed the place next door while they do it. We mulch the thicket standing, clear the pad to bare clay, then grub the crowns. Texas land clearing on coastal clay is a skid steer job with a drum head. Property owners and builders get the same day rate. Tell Janine the pour date and we clear backwards from it.

Expert Land Clearing Before the Pad Goes In: What We Clear, Grind and Grub

Mark what staysPlan machine accessAgree on debrisDefine the finish

Clearing a build site here means trees and brush down, stumps out, and the pad roughed in. Brush and trees under 8 inches get mulched standing, and that covers nearly every tallow and willow in the county. A big hackberry or live oak that has to go comes down with the saw for haul-off at $600 to $1,200 a load, or through the big mulcher at $4,000 a day plus transport. Tree removal is the small part here. Stump removal is the work, because a tallow crown left in the pad sends up a dozen sprouts through your flatwork by fall, so we grub crowns with the excavator and haul them or bury them off the pad. Site preparation stops where the dirt contractor starts. We rough in the house pad and the drive and leave the grading to him. I don't pour concrete, set septic or demolish houses. I know people who do.

Turner Land & Pine provides professional land clearing services for residential and commercial projects, and the professional equipment is the same for both. Expert land clearing in Texas is knowing a wetland edge when the grass changes. We equip every crew with a saw, a mulching head and a grapple. Unwanted vegetation along the ditch goes the same day. Clear to the fence or clear the pad only, your call.

Low Lots, Fill and Drainage in Brazoria County: Forestry Mulching and Clearing Equipment That Floats

Turner Land and Pine low lots, fill & drainage in brazoria county in the Houston area
A photo of the wettest spot will save both of us a bad estimate.

Nearly every pad we clear in Brazoria County needs fill, 300 to 600 yards for a pad a foot above base flood elevation, and that elevation comes off the FEMA flood map. The whole county falls about a foot a mile toward the Gulf, so clear, bare clay ponds for a week after two inches of rain. Mulch left on the soil holds it against erosion while the pad dries, which is why I run forestry mulching instead of a dozer on this clay. Clearing equipment is the whole question. Forestry mulchers on a skid steer float on wet clay where a dozer sinks to the belly pan. Terrain this flat has no high side, so your ditch has to tie into the drainage district's ditch, and they will tell you where.

Accessibility for the fill trucks sets the second half of the cost. A 10-yard truck needs a 12-foot gate and firm ground, or the dirt gets pushed from the road. A dry, usable pad on coastal clay is a week behind the same pad on sand, and the mulch layer does the holding responsibly without a silt fence.

PRICING / LOCAL WORK

Texas Land Clearing Costs in Brazoria County: Cost by Size and Brush, Free Estimate

Numbers first. The lot decides the final price.

Land clearing costs on a build site start at the $1,200 to $1,500 minimum and run $3,000 a day with the skid steer. Costs vary with vegetation density more than with acreage, and in Brazoria County the density is tallow. Light prairie brush runs $1,500 to $2,000 per acre. Medium tallow and willow thickets run $2,500 to $3,500 per acre. Dense tallow with haul-off starts at $4,000. Forestry mulching alone runs $1,000 to $2,500. Tallow thickets add a day. Wet clay adds a day. The Katy sketch is the closest match for a Manvel pad: half an acre of tallow and yaupon, custom build, one day, skid steer, $3,000. The quote is the invoice, and the sketch and the invoice are on the page. That is transparent pricing. Call (713) 587-6978 or send three photos and the address. A free on-site estimate anywhere in Greater Houston gets you a firm number, and the cost is on paper before the trailer rolls.

Wetland Buffers and Tallow Thickets: Where You Can Clear Land

Turner Land and Pine wetland buffers & tallow thickets in the Houston area
Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

Wetlands are the rule that bites in Brazoria County. If your place has standing water in spring and wetland grasses where the tallow stops, a USACE wetland delineation may apply, and we do not clear inside a delineated wetland without the paperwork. Tallow is the opposite case. It is a listed invasive in Texas, nobody asks you to keep it, and you can clear every stem. Lots outside the FEMA floodplain and outside a wetland require permits for nothing when you clear land you own. Pearland has tree rules for new builds and commercial development inside city limits, with a caliper count on protected species. The drainage district wants your ditch grades before the slab goes in, and I quote the ditch with the pad. TCEQ outdoor burning rules and county burn bans shut down burn piles most of the summer. Forestry mulching eliminates the need to burn. No smoke, no pollution complaint from the neighbor. The county calls that sustainability. I call it mulch on the ground, and the mulch is what keeps the tallow seed from sprouting. Janine checks the local regulations and permit requirements on every address, and the frequently asked questions on wetlands sit on the main Texas land clearing page.

THE MAP / HOUSTON AREA

Land Clearing Services Throughout Brazoria County, South of Houston: Land Clearing Contractors for Lots and Land Management

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

We clear land in Alvin, Pearland, Angleton, Lake Jackson, Rosharon, Manvel and Danbury. Manvel, Iowa Colony and Rosharon along Highway 288 are where the permits are, and the tallow there is young and fast to clear. Angleton, Danbury and Lake Jackson run toward the coast, where the clay gets heavier and the wetland grass gets closer to the fence. We cleared 1.5 acres of storm debris in Crosby after a May storm, downed hackberry and tallow mulched on site, one day, $3,200, and the same job runs the same here after a Gulf storm. We don't drive to Dallas. Houston and the seven counties around it are the service area, year-round, clay permitting. The service is the same whether you clear one tract or forty, and Texas clay is Texas clay from Pearland to Danbury.

Land management on acreage, multi-acre pasture near Danbury, property development and large commercial or large-scale clearing run through the same land clearing service, the same mulching services and the same fully insured crew. Land clearing contractors who specialize in tallow are not rare in Texas. Ones who grub crowns are. We are a family-owned outfit that does, and property value on a Manvel pad depends on whether the tallow comes back.

Send Three Photos of Your Place and the Land Clearing Project Gets a Sketch

Call (713) 587-6978 or send three photos and the address. Janine will have a number back to you by tomorrow, and the on-site estimate is free inside Greater Houston. Tell her whether the ground holds water in spring, the pour date and what else your land clearing needs. Every land clearing project gets a sketch first, because I would rather be knowledgeable about your overgrowth than surprised by it. We clear efficiently when the sketch is done, we clear nothing inside a wetland line, and the equipment leaves the Hockley yard when you say go. Skip the comprehensive land proposal. Three photos and a sketch do the same job. A tallow lot doesn't transform. It gets cleared and the crowns get grubbed. Tallow is the only crop this county grows without planting it. I don't say top-notch. I show you the sketch and the invoice.

FAQ / STRAIGHT ANSWERS

Plain answers.

If your question is about wet ground, Janine will ask me.

How much does it cost to clear land in Texas?

Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.

How long does a half-acre take?

Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.

Do I need a permit to clear my lot?

It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.

What happens to the brush?

Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.

Who answers the request?

Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
