LOCAL FIELD GUIDE
Land Clearing Services in Dayton
Seven kinds of ground work. One number to start with.
Six jobs make up most of what we do here: lot clearing, brush removal, mulching, tree removal, stump grinding and rough grading for a pad. The Census Building Permits Survey counted 119 single-family permits in Dayton for 2025, so most land clearing projects here are one lot for one house. Residential land clearing provides land clearing crews their steady work from May through October, once the bottoms drain. After Harvey we did storm cleanup for two years before the first pad job.
Commercial land clearing services here look like the residential ones, only with more haul-off. A shop pad on Highway 90, a storage yard off SH 146, commercial sites that need the whole footprint bare: those get the big mulcher and a haul-off truck, with every load billed at $600 to $1,200. Commercial clearing for a commercial development inside city limits also means a tree survey first. We take residential and commercial properties alike, selective clearing where you keep the water oaks, full site clearing where nothing stays. Professional clearing starts with a sketch of what stays and what goes. Tallow roots run shallow and wide, so a mulching head with carbide teeth shears them at grade instead of ripping a hole you pay to fill. I do not pour concrete, install septic or demolish houses. I know people who do. Tallow doesn't die. It waits. Tell Janine what the lot is for and we build the quote around that.

Lot Clearing for New Homes in Dayton and Liberty

A half-acre lot of tallow and yaupon here is one day, one machine, $3,000. That holds for most new-home lots off FM 1960 and SH 321 toward Liberty, TX, where the skid steer eats anything under 8 inches. The land clearing process is the same on every lot: we call 811 and walk any pipeline easement, flag the trees you keep, then grind the rest and leave the mulch where it falls. Let a lot overgrow two summers and the tallow is already past 6 inches, so do not wait on it.
The catch in Liberty County is the Trinity River floodplain. If the FEMA flood map puts your lot in it, the county wants a development permit before dirt moves, and I will not rough in a pad without one. Site preparation for the slab means grading the pad a foot above base flood elevation and sloping the yard toward the road ditch. Drainage on this clay is a matter of inches; get it wrong and the slab sits in a bowl. We do rough grading and shallow ditch work. Deep excavation and utility trenching are not our trade. By the second morning you will see the sun on bare clay. Send Janine the survey and the builder pad plan and we price both at once.
Brush Clearing and Forestry Mulching Near Dayton

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch right where they stand. Nothing burns and nothing gets hauled, which matters when Liberty County is under a burn ban and TCEQ outdoor burning rules apply the rest of the year. It is the cheapest way to clear overgrown land on the Trinity bottoms, because the mulch layer holds the clay through the first hard rain.
Field Sketch, ten acres outside Dayton, Liberty County. Pasture reclamation, bottomland tallow and privet, wet in March and dry in May. We cleared it in four days with the big mulcher, $17,500 plus transport, and I sketched it before and after; the sketch and the invoice are on the page. On our jobs in Dayton we see privet in areas with dense shade come back from the roots, so the second pass runs two inches below grade. The skid steer does 1 to 3 acres a day. The big mulcher is 11 feet wide, eats anything, and does 4 to 8. Wet ground adds a day. Tallow thickets add a day. A mulcher spreads its weight over wide tracks and floats where a dozer sinks, so we can remove brush in February when dozer crews sit parked. Everything is mulched in place and we leave the site with a 2 to 4 inch layer of mulch that a landscape crew can plant straight into. Pick your week and we will have the acreage open by Friday.
How Much Does Land Clearing Cost in Dayton?
Numbers first. The lot decides the final price.
Land clearing costs in Dayton run $1,500 to $2,000 an acre for light brush, $2,500 to $3,500 for medium yaupon and tallow thickets, and $4,000 and up for dense timber or a clear-cut with haul-off. Mulching alone is $1,000 to $2,500 an acre depending on site density, and it is the cheapest way to clear land here because nothing leaves and nothing burns. Stump grinding is $150 to $400 per stump by diameter, and a lot full of stumps is priced by the day. A 30-inch water oak stump takes an hour to grind and dulls a set of teeth. Site prep and pad grading are quoted on top of the clearing. The minimum trip charge is $1,200 to $1,500 for one machine and one short day.
The final number depends on the size of the lot, how wet it sits, and whether the mulch stays or goes. Large acreage clearing past 20 acres gets a site visit before I quote it; I want to see the low spots in person. A professional land clearing service hands you a day rate before the machine leaves the yard, not an hourly figure after. Any clearing service that will not do that is guessing. Prices here match what we charge in the other six counties; the drive is the only difference, and transport is in the day rate. Our land clearing FAQs page covers the frequently asked questions on burn bans, permits and timing. Call (713) 587-6978 with the address, or send three photos. Janine prices every project from the same sheet.

Plain answers.
If your question is about wet ground, Janine will ask me.
How much does it cost to clear land in Texas?
Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.
How long does a half-acre take?
Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.
Do I need a permit to clear my lot?
It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.
What happens to the brush?
Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.
Who answers the request?
Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
