Lot Clearing in Harris County, TX: Texas Land Clearing Service for Build-Ready Lots in Houston, Katy and Cypress

Harris County pulled 16,940 single-family permits in 2025 by the Census Building Permits Survey. Most of those lots started as tallow and yaupon on gumbo clay, and we clear them. A skid steer forestry mulcher runs $3,000 a day, transport included, and most tallow lots are one day to clear. Wet ground adds a day, and clay south of FM 1960 holds water a week after rain, so I give you the date the equipment can float. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.

Residential Land Clearing for New Home Lots in Houston, Katy and Cypress

Most new construction lots we clear in Harris County are under two acres and tight on access. A residential lot in Cypress or Katy is tallow, yaupon and privet grown up through an old pasture fence. Tallow lots overgrow in two summers, and the house pad has to be clear before the forms show up. On our jobs in Cypress we see tallow roots two feet deep in clay, so we mulch the top and grub the pad rather than pull whole trees. Texas land clearing on a tight build is a skid steer job. The drum head carries carbide teeth and eats anything under 8 inches. Builders and property owners get the same day rate. Tell Janine the pour date and we clear backwards from it.

What Our Land Clearing Contractors Clear, Grind and Grub Before the Pad Goes In

To clear a build site means trees and brush down, stumps out or ground, and the pad roughed in. Brush and trees under 8 inches get mulched where they stand. Bigger hackberry and the odd pine come down with the saw for haul-off at $600 to $1,200 a load, or go through the big mulcher at $4,000 a day plus transport. Tree removal and stump removal on a pad are grubbing with the excavator, because a stump ground flush still rots under your slab. Site preparation stops where the dirt contractor starts. We rough in the house pad and the drive, then grading brings it to the engineer's elevation. I don't pour concrete, set septic or demolish houses. I know people who do.

Turner Land & Pine provides professional land clearing services for residential and commercial projects with the same professional equipment. Expert land clearing in Texas is mostly knowing which tree to leave. We equip every crew with a saw, a mulching head and a grapple. Unwanted vegetation on the fence line goes the same day. Clear to the fence or clear just the pad, your call.

Forestry Mulching and Clearing Equipment for Low, Wet Lots in Harris County

Turner Land and Pine low lots, fill & drainage in harris county in the Houston area
A photo of the wettest spot will save both of us a bad estimate.

Half the lots we clear south of Highway 290 sit lower than the street. Gumbo clay drains slow because the particles pack tight and hold water in the top two feet, so bare ground ponds for days after an inch of rain. Mulch left on the soil holds it against erosion until the pad goes in, which is why I run forestry mulching instead of a dozer on flat Texas clay. Clearing equipment matters here. Forestry mulchers on a skid steer spread 9,000 pounds over wide tracks and float where a dozer sinks to the belly pan. If your place needs fill, clear first, let it dry, then bring dirt, and plan on 200 to 400 yards for ground a foot low. Terrain this flat forgives nothing.

Accessibility for the dump trucks sets half the fill cost. A 10-yard truck needs a 12-foot gate and firm ground. A clear, dry, usable pad is the goal, and the mulch layer is how you get there responsibly.

PRICING / LOCAL WORK

Texas Land Clearing Costs in Harris County: Cost by Size and Brush, Free Estimate

Numbers first. The lot decides the final price.

Land clearing costs on a build site start at the $1,200 to $1,500 minimum trip charge and run $3,000 for a full day with the skid steer. Costs vary with vegetation density more than with acreage. Light brush runs $1,500 to $2,000 per acre. Medium tallow and yaupon runs $2,500 to $3,500 per acre. Dense timber or a clear-cut with haul-off starts at $4,000. Forestry mulching alone runs $1,000 to $2,500. The Katy sketch: half an acre of tallow and yaupon, Fort Bend side, custom build. One day, skid steer, $3,000. The Conroe sketch: one wooded acre, loblolly understory cleared, 14 pines kept, pad roughed in. Two days, $6,800. Tallow thickets add a day. The quote is the invoice unless the ground changes under us, and the sketch and the invoice are on the page. That is what transparent pricing means to me. Call (713) 587-6978 or send three photos and the address. A free on-site estimate anywhere in Greater Houston gets you a firm number, and the cost to clear is on paper before the trailer rolls.

Floodplain Permits, MUD Drainage and HOA Rules Before Property Owners Clear Land

Turner Land and Pine hcfcd floodplain permits, mud drainage & hoa rules in the Houston area
Rules follow the address and scope. The final check belongs to the city, county, and any applicable floodplain authority.

Most lots outside the mapped floodplain require permits for nothing when you clear land you own in Texas. Inside the FEMA floodplain, Harris County Engineering issues a development permit before dirt moves, and the Harris County Flood Control District gets a say on anything draining to a bayou. I ran drainage crews for an HCFCD contractor for 19 years, so I read those maps before I quote. Inside Houston city limits the tree ordinance protects certain trees on commercial development, not on a private build. HOAs and MUDs write their own local regulations on fence-line clearing and drainage. TCEQ outdoor burning rules and county burn bans shut down burn piles most of the summer. Forestry mulching eliminates the need to burn or truck it out. No smoke, no pollution complaint from the neighbor. The county calls that sustainability. I call it leaving the mulch where it falls. Janine checks the permit requirements on every address, and the frequently asked questions on burning and permits sit on the main Texas land clearing page.

Land Clearing Services Throughout Harris County: Pads, Acreage and Land Management

Our equipment yard is in Hockley. Send the address and Janine will confirm the route.

We clear land in Houston, Katy, Cypress, Spring, Tomball, Humble, Crosby and Huffman. North of FM 1960 the clay gives way to sand and pine, and the mulch comes out cleaner. Crosby and Huffman sit near the San Jacinto bottoms and stay wet into April. We cleared 1.5 acres of storm debris in Crosby after a May storm, downed hackberry and tallow mulched on site, no haul-off, one day, $3,200. We don't drive to Dallas. Houston and the seven counties around it are the service area, year-round, clay permitting. We clear it, we grind it, we grade it.

Land management on acreage, multi-acre pasture work, property development and large commercial or large-scale clearing all run through the same land clearing service, the same mulching services and the same fully insured crew. The service is the same whether you clear one lot or forty. Land clearing contractors who specialize in small lots are rare in Texas. We are one, a family-owned outfit, because small lots are most of what Harris County builds. Property value follows the brush out the gate.

Expert Land Clearing Starts With Three Photos and a Sketch of Your Land Clearing Project

Call (713) 587-6978 or send three photos and the address. Janine will have a number back to you by tomorrow, and the on-site estimate is free inside Greater Houston. Tell her the pour date, the gate width, whether the ground sits low and what else your land clearing needs. Every land clearing project gets a sketch before it gets equipment, because I would rather be knowledgeable about your overgrowth before I price it. We clear efficiently when the sketch comes first. I don't sell comprehensive land packages. I clear brush and send a sketch. The lot doesn't transform. It gets cleared. I don't say top-notch. I show you the sketch and the invoice. The equipment leaves the Hockley yard when you say go.

FAQ / STRAIGHT ANSWERS

Plain answers.

If your question is about wet ground, Janine will ask me.

How much does it cost to clear land in Texas?

Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.

How long does a half-acre take?

Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.

Do I need a permit to clear my lot?

It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.

What happens to the brush?

Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.

Who answers the request?

Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
