Lot Clearing in Fort Bend County, TX: Texas Land Clearing Service for Build-Ready Lots in Richmond, Rosenberg and Fulshear
Fort Bend County pulled 9,638 single-family permits in 2025 by the Census Building Permits Survey, and Fulshear alone took 3,264 of them. Those lots were tallow and prairie grass on blackland clay before we got there to clear them, and most are clear in a day. A skid steer forestry mulcher runs $3,000 a day with transport, and a half-acre of tallow is one day to clear. Blackland clay holds water longer than anything in Texas, so I give you the date the equipment can float, not the date you want. Call (713) 587-6978 or send three photos. Janine will have a number back to you by tomorrow.
COUNTY FIELD GUIDE
Residential Land Clearing for New Home Lots in Richmond, Rosenberg and Fulshear
A residential lot in Fulshear or Richmond is flat, low and small, and new construction here is mostly custom builds on the edge of a master-planned community. The brush is Chinese tallow with huisache and mesquite showing up south of Rosenberg. Tallow lots overgrow in two summers on this clay. On our jobs in Fulshear we see 20-foot tallow with a root crown the size of a truck tire, and it coppices if you cut it and leave the crown. So we mulch the top, then grub the crowns on the pad with the excavator. Texas land clearing on prairie clay is a skid steer job with a drum head and carbide teeth. Builders and property owners get the same day rate, and the Katy sketch is the pattern: half an acre of tallow and yaupon, Fort Bend side, custom build, one day, $3,000. Tell Janine the pour date and we clear backwards from it.
Expert Land Clearing Before the Pad Goes In: What Our Land Clearing Contractors Clear, Grind and Grub

Clearing a build site here means trees and brush down, stumps out, and the pad roughed in. Brush and trees under 8 inches get mulched standing. The odd live oak or pecan that has to go comes down with the saw for haul-off at $600 to $1,200 a load, or through the big mulcher at $4,000 a day plus transport. Tree removal of a pecan is one thing. Stump removal of tallow crowns is the real work, because a ground tallow stump sprouts from the root and comes up through your flatwork. Site preparation stops where the dirt contractor starts. We rough in the house pad and the drive and leave the grading to the pad contractor. I don't pour concrete, set septic or demolish houses. I know people who do.
Turner Land & Pine provides professional land clearing services for residential and commercial projects, and the professional equipment is the same for both. Expert land clearing in Texas is knowing a tallow crown from a stump. We equip every crew with a saw, a mulching head and a grapple. Unwanted vegetation along the drainage swale goes the same day. Clear to the fence or clear the pad only, your call, and we clear the swale last so the water keeps moving.
Forestry Mulching and Clearing Equipment for Low Lots on Fort Bend Clay

Most lots we clear in Fort Bend County need fill after clearing, 200 to 500 yards for a pad a foot above the street. Blackland clay shrinks when dry and swells when wet, so a slab poured on bare clay cracks in its third summer. The engineer wants the pad above base flood elevation, and that elevation comes off the FEMA flood map, not off the street. Mulch left on the soil holds it against erosion while the pad dries, which is why I run forestry mulching instead of a dozer on this clay. Clearing equipment matters here more than anywhere. Forestry mulchers on a skid steer float where a dozer sinks to the belly pan, and a sunk dozer costs a day to pull. Terrain this flat has no high side. Water goes where the Fort Bend County Drainage District says it goes, and your ditch has to tie into theirs.
Accessibility for the fill trucks is the hidden cost. A 10-yard truck needs a 12-foot gate and firm ground, or the dirt gets pushed from the street. A dry, usable pad on blackland clay takes a week longer than on sand, and the mulch layer does the holding responsibly without a silt fence.
Texas Land Clearing Costs in Fort Bend County: Cost by Size and Brush, Free Estimate
Numbers first. The lot decides the final price.
Land clearing costs on a build site start at the $1,200 to $1,500 minimum and run $3,000 a day with the skid steer. Costs vary with vegetation density more than acreage. Light prairie brush runs $1,500 to $2,000 per acre. Medium tallow and huisache thickets run $2,500 to $3,500 per acre. Dense tallow with haul-off starts at $4,000. Forestry mulching alone runs $1,000 to $2,500. Tallow thickets add a day. Wet clay adds a day. Grubbing crowns on the pad is a half day more. We cleared a Fulshear pad last spring where the crowns alone took the morning. The quote is the invoice unless the ground changes under us, and the sketch and the invoice are on the page. That is transparent pricing. Call (713) 587-6978 or send three photos and the address. A free on-site estimate anywhere in Greater Houston gets you a firm number, and the cost is on paper before the trailer rolls.

HOA and Master-Planned Community Rules Before Property Owners Clear Land

Cinco Ranch, Cross Creek Ranch, Harvest Green and Aliana each have local regulations on what comes down and when, and the HOA architectural committee reads them before the builder does. Katy, Fulshear and Sugar Land have tree rules for new builds and commercial development inside city limits, usually a caliper-inch count on protected species. Lots outside the FEMA floodplain require permits for nothing when you clear land you own in Texas, but the Brazos River floodplain runs wide through Richmond and Rosenberg, and the county wants a development permit before dirt moves there. TCEQ outdoor burning rules and county burn bans shut down burn piles most of the summer, and no HOA allows a burn pile anyway. Forestry mulching eliminates the need to burn. No smoke, no pollution complaint from the neighbor. Clear ground, clear air. The HOA calls that sustainability. I call it mulch on the ground, and the mulch stays. Janine checks the permit requirements on every address, and the frequently asked questions on HOA rules sit on the main Texas land clearing page.
Land Clearing Services Throughout Fort Bend County, Southwest of Houston, From Single Lots to Land Management
Our equipment yard is in Hockley. Send the address and Janine will confirm the route.
We clear land in Richmond, Rosenberg, Fulshear, Sugar Land, Needville, Missouri City and the Fort Bend side of Katy. Rosenberg pulled 419 permits in 2025 and Fulshear 3,264, so most of our Fort Bend work sits west of the Grand Parkway near FM 1093. South toward Needville the tallow thins and mesquite comes in, and mesquite grinds slower than tallow because the wood is twice as hard. After a storm we clear downed tallow and debris the same way, mulched on site, and I quote it the same as a build. We don't drive to Dallas. Houston and the seven counties around it are the service area, year-round, clay permitting. The service is the same whether you clear one tract or forty.
Land management on acreage, horse places near Fulshear with a multi-acre pasture, property development and large commercial or large-scale clearing run through the same land clearing service, the same mulching services and the same fully insured crew. Land clearing contractors who specialize in HOA lots are scarce in Texas. We are a family-owned outfit that knows the committee wants a plan, and property value in these neighborhoods depends on the place next door being clear too.
Send Three Photos of Your Place to Start the Land Clearing Project
Call (713) 587-6978 or send three photos and the address. Janine will have a number back to you by tomorrow, and the on-site estimate is free inside Greater Houston. Tell her the HOA, the pour date and what else your land clearing needs. Every land clearing project gets a sketch first, because I would rather be knowledgeable about your overgrowth than surprised by it. We clear efficiently when the sketch is done, and the equipment leaves the Hockley yard when you say go. Comprehensive land services are what the HOA packet calls it. I call it one machine and one day. Your place won't transform. It gets cleared to the pad line. Tallow doesn't die. It waits. I don't say top-notch. I show you the sketch and the invoice.

Plain answers.
If your question is about wet ground, Janine will ask me.
How much does it cost to clear land in Texas?
Light brush can start around $1,500–$2,000 per acre. Dense wooded tracts often run $4,000 or more per acre. Our skid steer mulcher rate is $3,000 per day with transport included. Photos help narrow the number.
How long does a half-acre take?
Often one machine-day for light brush and small trees. Wet ground, mature timber, old fencing, and narrow access can add time. I want to see the gate and the thickest part before I promise a day.
Do I need a permit to clear my lot?
It depends on the address and scope. Grading, floodplain work, drainage changes, wetlands, and local tree rules can trigger approvals. We check the jurisdiction before any regulated dirt work begins.
What happens to the brush?
Forestry mulching leaves chips on the ground. Full clearing can include piles or haul-off when the next use needs a different finish. Tell us whether you want mulch, a clean pad, or both.
Who answers the request?
Janine reads the web forms and handles the schedule. She usually responds within the hour during working hours. Hollis reviews the ground and takes responsibility for the scope and number.
